Willmus <br /> <br />Dear Mr. Paschke: <br /> <br />When Tom Willmus, John Drawz, and I met with you and other representatives of the <br />City to discuss the best way of providing access to the two lots created by the 1993 subdivision, I <br />promised to provide the City with a title opinion as a preliminary step to the re-platting of the <br />property. <br /> <br />Based upon an examination of the record title to the subject property as of December 17, <br />2000, at 7:00 o'clock a.m., and certain records in the Office of the City of Roseville, marketable <br />record title in fee simple to the Parcels of land located in Ramsey County, Minnesota, legally <br />described on attached Exhibit A, was vested as follows: <br /> <br />a. Thomas M. Willmus (married to Dorothy Rita Willmus a/k/a Dorothea Rita <br />Willmus) is the record owner of Parcels 1 and 2; <br /> <br />1~ <br />u. <br /> <br />Thcl11as ~\"1. 't~lillnll1s s.nd Dorothea Rita \l/illmus, hllSbal1.d al1d ,vife as joint <br /> <br />tenants, are the record owners of Parcel 3; <br /> <br />c. Michael L. Molan is the record owner of Parcel 4. <br /> <br />The location of Parcels 1, 2, 3, and 4 are shown on the site plan attached as Exhibit B. The <br />parties hold these Parcels subject to the following defects, encumbrances, and qualifications: <br /> <br />1. Real estate taxes due and payable in the year 2000 in the total amount of <br />$16,882.78 have been paid in full. (Property LD. No. 03-29-23 120002 and 03-29-23 120003. <br />There is no Property LD. No. assigned for Parcel 4.) <br />
