Easement for road purposes (Hamline Avenue) in favor of the County of Ramsey <br />as evidenced by instrument filed in Book III of Miscellaneous, page 77, as Document No. <br />714823. This easement is not filed on the Certificate of Title as to Parcel 4. <br /> <br />3. Parcel 4 is last dealt with of record by Certificate of Title No. 54965. This <br />certificate is a cancelled certificate. No residue certificate of title was ever created for Parcel 4 <br />when the balance of the property was transferred to Certificate No. 74451. <br /> <br />4. Parcels 1 and 2 were created by the subdivision of Tract B, R.L.S. No. 189, <br />approved by the City of Roseville in 1993. <br /> <br />5. <br />Parcel 2. <br /> <br />It is our opinion that direct access to Hamline Avenue exists for the benefit of <br /> <br />6. We have based this Opl11lOn upon copies of Certificate of Title Nos. 368683, <br />369410, 231100, and 54965 prepared by the Ramsey County Registrar of Titles, a survey dated <br />June 8, 2000, prepared by Comstock and Davis, Inc., and other documents and records we <br />considered necessary or appropriate. <br /> <br />This opinion is given to the City for purposes of assisting the City in connection with <br />questions regarding the application to relocate the boundary line between Parcels 1 and 2, and <br />the creation of a driveway located within the present bounds of Parcel 2, and is specifically <br />limited to the matters shown by the certificates of title we have referenced in this opinion.
