R <br />ECOMMENDATION <br />78 <br />Based on the comments and findings outlined above, the Planning Division recommends <br />79 <br />approval of the proposed pursuant to Title 11 of the Roseville City Code with <br />80 PRELIMINARY PLAT <br />the following conditions: <br />81 <br />a. <br />The developer/applicant is responsible for coordinating grading, drainage, and storm <br />82 <br />water management plans with the adjacent (south) proposed development site to <br />83 <br />potentially eliminate unnecessary grade changes, portions of a retaining wall, and a <br />84 <br />steeper-than-preferred joint access grade; <br />85 <br />b. <br />The developer/applicant is responsible for its share of the required traffic study or $2,646 <br />86 <br />payable to the City of Roseville; <br />87 <br />c. <br />The developer/applicant is responsible for construction of a pathway (trail) along the east <br />88 <br />side of Cleveland Avenue from Iona Lane to the south limits of the development <br />89 <br />(currently there is a sidewalk along the south side of Iona Lane along the east side of <br />90 <br />Mount Ridge Road); <br />91 <br />d. <br />The proposed access to Cleveland Avenue and any necessary roadway upgrades will be <br />92 <br />determined by the traffic study and/or approval by Ramsey County. Any cost associated <br />93 <br />with such upgrades roadway improvements will be the sole responsibility of the <br />94 <br />developer/applicant; <br />95 <br />e. <br />The developer/applicant shall continue working with the Public Works Department to <br />96 <br />address easements and water and sewer infrastructure requirements as necessary. These <br />97 <br />plans must be approved by the City Engineer prior to the approval of the final plat; and <br />98 <br />f. <br />The developer/applicant shall apply for proper storm water management permits from <br />99 <br />Rice Creek Watershed prior to the approval of the final plat. <br />100 <br />SA <br />UGGESTEDCTION <br />101 <br />By motion, recommend approval of the proposed Twin Lakes Hospitality Place <br />102 <br />P <br />, based on the comments, findings, and conditions stipulated above. <br />PRELIMINARYLAT <br />103 <br />AA <br />LTERNATIVECTIONS <br />104 <br />Pass a motion to table the item for future action. <br /> Tabling the application/request would not <br />105 <br />require the deadline extension established since the Planning Division has extended it 60-days <br />106 <br />pursuant to Minn.
