<br />in all B-4 districts: <br />1. Setbacks: <br />a. Front Yard Setbacks: The front yard setback shall be thirty feet (30') except <br />when the lot fronts on a service road adjacent to a major arterial roadway and the <br />land use across said arterial is residential. In such cases, the minimum front yard <br />setback shall be one hundred feet (100') except the front yard setback for parking <br />shall be a minimum of fifty feet (50'). <br />b. Side and Rear Yard Setbacks: The side and rear yard setbacks shall be ten feet <br />(10'). Parking may occur within ten feet (10') of a side or five feet (5') of a rear lot <br />line. In the case of comer or double frontage lots, the front setbacks shall apply. <br />2. Building Height; Floor Area Ratio: No limit shall be placed on the height of <br />buildings in the B-4 district, nor shall any minimum floor area ratio be required. <br />However, buildings over forty feet (40') in height shall have front lots not less than <br />three-fourths (3/4) of the height of the building and side and rear yard setbacks of not <br />less than one-half (1/2) of the height of the building. <br />3. Outdoor Storage: There shall be no outdoor storage of either materials or products. <br />4. Vehicle Accessory Storage: Exterior truck and/or self-propelled equipment storage <br />areas accessory to the principal use and loading and service areas must be completely <br />screened, except at access points, from the ground level view from contiguous <br />properties and adjacent streets. Nonconforming Uses: Any nonconforming use created by adoption of this section <br />may be extended, expanded, or intensified so long as such extension, expansion, or <br />intensification would have been permitted prior to the adoption of this section. (Ord. <br />895, 1-11-1982) <br /> <br />1005.07: B-6 MIXED USE BUSINESS PARK DISTRICTS: <br /> <br />A. Establishment: A B-6 district may be established after completion and city approval <br />of a mixed use master plan for the entire district and completion of any required or <br />voluntary environmental review such as an environmental impact statement (ElS) or <br />alternate urban area review (AUAR) as defined by the Minnesota environmental <br />quality board rules. Uses permitted within a B-6 district shall comply with chapter <br />1008 of this title by completing a planned unit development prior to the issuance of <br />any building permits. The planned unit development shall implement all mitigation <br />requirements of the EIS or AUAR as well as business park design guidelines of <br />chapter 1010 of this title and subdivision requirements of title 11 of this code. <br />B. Permitted Uses: After city approval of a mixed use master plan and completion of a <br />planned unit development within a portion (or all) of the mixed use business park: <br />1. Office, business and professional; office, with showroom; office, with laboratory; <br />office with storage or warehousing. <br />2. Medical and dental clinics; biomedical and biotechnicallaboratory, research, and <br />production with warehousing. <br />3. Hotel and motel. <br />4. Hospital. <br />5. Research, design and development; high-tech software and hardware production. <br />6. Bank and financial institutions. <br />7. Athletic and health clubs. <br />8. Restaurants: (all within an approved Planned Unit Development) Class I, II, where <br />drive-through facilities are provided, III, IV, V and VI, including live entertainment <br />and patron dancing, except that such entertainment shall not include non-patron <br />dancers or models.
