<br />10. Daycare centers. <br />11. Parking to accommodate uses in a contiguous mixed use business district. <br />12. Multi-family housing. <br />C. Special Minimum Requirements: <br />1. All Uses: All uses shall be subject to business park design standards as specified <br />in chapter 1010 of this title. <br />2. Maximum Floor Area Ratio: No maximum floor area ratio is required. A <br />minimum floor area ratio shall be 0.5 achievable in stages through a planned unit <br />development. A maximum floor area ratio shall be 0.75 unless increased within the <br />planned unit development agreement. <br />3. Setbacks: <br />a. Front Yard Setback: Unless specified otherwise in the planned unit <br />development agreement, the front yard setback shall be thirty feet (30'); the <br />minimum front yard setback for parking from a public right of way shall be a <br />minimum of fifteen feet (IS'), with landscape screening and/or berming to a <br />height of thirty six inches (36") above the parking lot curb as required in chapter <br />1010 of this title. <br />b. Side and Rear Yard Setbacks: Unless specified otherwise in the planned unit <br />development agreement, the side and rear yard setbacks shall be ten feet (10'); <br />parking may occur within ten feet (10') of a side or five feet (5') of a rear lot line. <br />In the case of comer or double frontage lots, the front setbacks shall apply. <br />4. Building Height: The maximum height of buildings in the B-6 district shall be five <br />(5) stories or seventy feet (70') above grade, whichever is less. However, buildings <br />over forty feet (40') in height shall have front lots not less than thirty feet (30') plus <br />one-half (1/2) of the height of the building and side and rear yard setbacks of not less <br />than ten feet (10') plus one-fourth (1/4) of the height of the building. <br />5. Landscaping: Five percent (5%) of the surface area ofland within a parking area <br />shall be landscaped with street trees, grass and shrubbery, or other approved ground <br />cover. A minimum of twenty five percent (25%) of the surface area of each lot or set <br />of combined lots shall be green space consisting of landscaped area with street trees, <br />grass, ponding, and shrubbery, or other approved ground cover. <br />6. Outdoor Storage: There shall be no outdoor storage of either materials or products. <br />7. Storm Water Ponding: All required storm water ponding shall be provided and <br />may utilize new technologies such as roof gardens, piping under parking lots, etc. All <br />aboveground ponding shall be designed as an amenity for the enjoyment of the <br />residents and/or employees in the community. <br />D. Nonconforming Uses: Any building or use which becomes nonconforming because <br />of the adoption of this section may remain. Said nonconforming building or use shall <br />not be extended, expanded, or intensified after the adoption of this section, except as <br />regulated elsewhere in this code. (Ord. 1276, 12-16-2002) <br /> <br />1005.08: MOTOR VEHICLE RENTAL AND LEASING BUSINESSES: <br /> <br />A. Uses Allowed by Conditional Use Permit: Motor vehicle rental and leasing <br />businesses as tenants in office and office service buildings may be allowed through <br />the issuance of a conditional use permit in the B-IB, B-3 and B-4 zoning districts. In <br />the review of such applications, it shall be determined that the storage of vehicles on <br />the premises shall be purely an accessory use, does not function as display or <br />advertising and does not alter the appearance and character of the property. <br />B. Additional Conditions: In addition to other conditions that may need to be attached <br />to these conditional use permits to ensure compliance with the intent of this section, <br />motor vehicle rental and leasing businesses shall conform to the following standards: <br />
