The Community Development Staff has determined that this variance, if granted, will not alter the essential character ofthe locality, nor adversely affect the public health, safety, or general welfare, of the city or adjacent properties. 6.0 STAFF RECOMMENDATION: 6.1 Based on the information provided and the findings in Section 5 of this project report, the Community Development Staff recommends approval of a 14 foot front yard VARIANCE to Section 1009.03M and Section 1009.04A2 ofthe Roseville City Code for Sunrise Assisted Living and Dan Stock (Press Gym) to allow the installation of a second monument sign at 2555 Snelling Avenue, subject to the following conditions: A. The sign must no larger than 48 square feet in size and of a V -shaped design with 2 - 4 foot by 6 foot sign panels. B. The sign must be installed a minimum of 1 foot from the property line adjacent to Snelling Avenue in the northeast portion of the parcel. C. The review and approval of a sign permit must be consistent with the approved plans and vanances. 7.0 SUGGESTED PLANNING COMMISSION ACTION: 7.1 By motion, recommend approval (approval with modifications or denial) of a 14 foot front setback VARIANCE to Section 1009.03M ofthe Roseville City Code, based on the findings of Section 5 and conditions of Section 6 of the project report dated August 6,2003. 7.2 By motion, recommend approval (approval with modifications or denial) of a VARIANCE to 1009.04A2 (Multiple Family Units) ofthe Roseville City Code, to allowa second monument sign, based on the findings of Section 5 and conditions of Section 6 ofthe project report dated August 6, 2003.
