File 3502: Request by Dan Stock, Press Gym, for a <br />VARIANCE to Section 1009.04A2 (Residence District Signage) of the <br />Roseville City Code to allow the installation of a second monument sign <br />identifying the Press Gym in the front yard of property owned by Sunrise <br />Assisted Living. <br /> <br />Chairman Jim Mulder opened the hearing and requested community Development <br />Director Dennis Welsch to provide a verbal summary of the staff written report <br />dated August 6, 2003. <br /> <br />Mr. Welsch explained the proposal. He advised Dan Stock, owner of the Press <br />Gym and Sunrise Assisted Living, was seeking approval of a variance to Section <br />1009.04A2 (Residence District Signage) and 1009.03M (Ground Signs) to allow <br />the installation of a second monument sign in the front yard of the Sunrise <br />facility, which sign identifies the Press Gym. The requested proposal is to install <br />a 4 foot by 6 foot V-shaped sign (48 total square feet) in the front yard of the <br />Sunrise Assisted Living parcel, to be located at or near the property line adjacent <br />to Snelling Avenue on the northern portion of the site. <br /> <br />Mr. Stock has submitted a proposal to install a 4 foot by 6 foot V-shaped sign (48 <br />total square feet) in the front yard of the Sunrise Assisted Living parcel, to be <br />located at or near the property line adjacent to Snelling Avenue on the northern <br />portion of the site. <br /> <br />Sunrise Assisted Living has provided a letter to the City indicating their support <br />of the request by Mr. Stock. <br /> <br />Section 1009.04A2 of the City Code states: "One nameplate sign for each <br />dwelling unit group above 24 units which shall not exceed 1 square foot per unit <br />to a maximum of 100 square feet in area. Such nameplate sign may be attached to <br />the wall of a building or may be freestanding. In no case shall more than one sign <br />be allowed for each dwelling group. All such signs shall conform to setback <br />requirements of the code." <br /> <br />Section 1009.03M (Ground Signs) requires ground signs to no greater than 8 feet <br />in height and that they are allowed to be set back from a property line 12 the <br />distance of a pylon sign but not less than 15 feet. <br /> <br />Member Peper asked if lighting would be allowed (Yes, it is permitted, but he <br />applicants will have to negotiate the electricity and underground lines). <br /> <br />Member Stone asked for details of the sign. Will the sign be 4x6? Yes. Brilliant <br />Orange? On the back side of the sign. Will it be covered or screened with <br />vegetation? (Yes, could be done). <br />
