<br />Response to item '# 9 "Site Conditions" <br /> <br />Our understanding is that we meet at least eleven of the site conditions. <br /> <br />a) "One car or less is located on the site." <br /> <br />Yes, currently there is a one-car, attached garage. <br /> <br />b) "The proposed project improves the design or livability of the structure." <br /> <br />Yes, the aspect requiring a setback permit is to build a two-car, attached garage. This <br />is an efficient use of the space, is very "user friendly" for our family, and allows us to <br />make use of living space above the garage. The part of the plan requiring a setback <br />permit is part of a larger, coordinated plan designed with an architect to significantly <br />improve both livability and exterior/interior appearance. <br /> <br />c) "The proposed project improves the terrain or a drainage issue." <br /> <br />Yes, in the sense that the appearance of the terrain will be improved through <br />landscaping. To our knowledge, there currently are no drainage issues and, therefore, <br />none to improve. <br /> <br />d) "The original reason or need for the setback permit was not created by the current <br />owner." <br /> <br />Yes, the current/original garage, which was built in 1953, does not meet today's code <br />requiring 10 feet of setback space fi-om the side lot line. Our proposed project would <br />repeat building that same distance off the side lot line. We moved into the home in <br />1999. <br /> <br />e) "The existing improvements along with proposed improvement retain a minimum of <br />70% of the pervious surface and green space of the lot." <br /> <br />Yes, our calculations indicate 78 % would be pervious. <br /> <br />f) "The proposed project creates no other setback or variance conditions." <br /> <br />Yes, no other setback or variance conditions are created. <br /> <br />g) "The proposed project improves the aesthetics, covered storage, or the functional use <br />of the site." <br /> <br />Yes, the covered storage/functional use would be improved with the addition of a <br />second garage stall which would allow our second vehicle and additional items to be <br />stored out of site. The overall appearance of the site would be significantly improved <br />through the coordinated plan as designed by the architect. The "curb appeal" of the <br />
