Our overall plan probably has a <br />larger "footprint" than most of the homes on our block and more square footage than <br />all but a few homes on our block. However, our plan purposefully avoids turning our <br />one and a half story home with a back shed dormer into a fun two-story home, <br />because there is only two homes of that style on our block. Instead we intend to <br />incorporate living space above the garage to maintain more consistency in curb <br />appearance with the homes on our block. <br /> <br />j) "The building or driveway expansion/addition does not place more vehicles adjacent <br />to living quarter first floor bedrooms of adjacent homeowners." <br /> <br />Yes, we are not placing more vehicles next to bedrooms on an adjacent property. The <br />adjacent property next to the area requiring a setback permit also has a garage placed <br />about the same distance off the side lot line as ours. <br /> <br />k) "The drainage and roof gutters guide water away from the structure and adjacent <br />structure. " <br /> <br />Yes, gutters would be placed along the West side of the garage and drain to the South, <br />which is consistent with the existing slope along the current garage. Gutters and <br />slope of the ground on the North side of the house would guide water North into the <br />lawn/landscape. Gutters and slope of the ground on the South side of the house will <br />guide water away from the house to the South. <br /> <br />1) "The roof is properly proportioned to and integrated with the roof of the principal <br />structure (dwelling) on the property." <br /> <br />Yes, the architect working with us has incorporated this into his design as seen in the <br />site plan/elevations. This is largely done through the use of consistent roof pitch, <br />consistency of peak heights, and the addition of a front gable/entry porch over the <br />main body of the house. Making the area over the garage into living space integrates <br />it well into the home, so that the garage does not "overwhelm" the appearance <br />(largely in part through the placement of a window in the gable). <br />
