The submitted plan does not include the parking lot calculation <br />for all parcels involved so that staff can determine conformity to this Code requirement. <br /> <br />. <br /> <br />Section 1 006.05G 1 reads Off-Street Loading: "Any commercial loading dock within 300 <br />feet of a residential district shall be screened by wall, landscape berm, fence, or a <br />combination thereof from an adjacent (east) residential area from a point 14 feet above <br />the ground at the loading area to a point 5 feet above the first floor (main level) of <br />adjacent residence. Section 1 006.05G2 reads: Any commercial loading dock within 300 <br />feet of a residential district which is used for any reason by vehicles or equipment <br />between the hours of 10:00 p.m. and 7:00 a.m. shall be within a completely enclosed and <br />roofed structure. It is suggested that the loading dock be designed accordingly. <br /> <br />. <br /> <br />The plans indicate that concrete masonry units will be painted, which is not a permitted <br />building material by Section 1010 of the Roseville City Code. Concrete masonry units <br />must be color impregnated. However, the DRC prefers that a greater variety of building <br />materials be used on the Target structure. Specifically, the building should include a <br />mixture of brick, stone, rock faced block and stucco and similar material. These building <br />materials must also be incorporated into the other proposed buildings. <br /> <br />. <br /> <br />The proposed plan does not indicate the anticipated uses for the proposed retail structures <br />and outlots. Without this information staff is unable to review and analyze the proposed <br />development for appropriate traffic, parking, deliveries, and other potential use impacts <br />and code requirements. <br /> <br />. <br /> <br />Unless Target plans on owning and leasing the proposed retail buildings, each building <br />should be located on a separate parcel. Specifically, there should be a minimum of four <br />lots and the two outlots included in the preliminary plat. <br /> <br />. <br /> <br />Rooftop equipment shall be completely screened from eye level view from contiguous <br />properties and adjacent streets. Such equipment must be screened with parapets or other <br />materials similar to and compatible with exterior materials and architectural treatment on <br />the structure being served. Plans must be submitted for all structures that identify how <br />this requirement will be met. <br />
