The study was conducted in order to document the existing <br />base traffic conditions in and around the site, such that traffic impacts resulting from the <br />possible future redevelopment of the State Farm site under various land use scenarios could <br />be estimated. <br /> <br />The work tasks included documenting the existing roadway system adjacent to the site, <br />conducting traffic counts to determine the existing site traffic generation and distribution and <br />the existing peak period traffic demands at the key intersections which provide major access <br />to/from the site, and conducting traffic analyses to determine the existing safety and <br />capacities of key access intersections and roadways to/from the site. <br /> <br />The key sections of the analysis are listed below and summarized in the following <br />paragraphs. <br /> <br />Existing Site Conditions <br />Existing Roadway System <br />Existing Traffic Volumes <br />Existing Site GenerationlDistribution <br />Capacity Analyses <br />Safety Analyses <br />$ Conclusions <br /> <br />Existing Site Conditions <br /> <br />The main office building site is bounded by Trunk Highway 36 to the north, Commerce <br />Street to the south, TH 51 to the west and Albert Street to the east (Figure 1). Access to this <br />site is provided via six full-movement driveways to/from Commerce Street. <br /> <br />'" <br />
