The study was conducted in order to document the existing
base traffic conditions in and around the site, such that traffic impacts resulting from the
possible future redevelopment of the State Farm site under various land use scenarios could
be estimated.

The work tasks included documenting the existing roadway system adjacent to the site,
conducting traffic counts to determine the existing site traffic generation and distribution and
the existing peak period traffic demands at the key intersections which provide major access
to/from the site, and conducting traffic analyses to determine the existing safety and
capacities of key access intersections and roadways to/from the site.

The key sections of the analysis are listed below and summarized in the following
paragraphs.

Existing Site Conditions
Existing Roadway System
Existing Traffic Volumes
Existing Site GenerationlDistribution
Capacity Analyses
Safety Analyses
$ Conclusions

Existing Site Conditions

The main office building site is bounded by Trunk Highway 36 to the north, Commerce
Street to the south, TH 51 to the west and Albert Street to the east (Figure 1). Access to this
site is provided via six full-movement driveways to/from Commerce Street.

'"
