These 'sketch' plans are presented to you and the Planning Commission for your review and <br />comments. <br /> <br />Please note that there are two schemes submitted on Drawings SD 1 and SD2, which I will describe further in a <br />moment. These schemes utilize two similar apartment buildings, a 24 unit building and a 36 unit building. These <br />two buildings are shown in more detail on SD3. We have also attached a fourth drawing in this submittal which is <br />a survey drawing depicting the existing surrounding properties, streets, and elevation contours. <br /> <br />Scheme' A' <br />Scheme' A' depicted on Drawing SD 1 reflects a development if Mr. Reiling utilizes the land that he presently owns <br />and has purchase agreements. This development has three buildings. <br /> <br />The west building that fronts Lexington A venue would be a mixed use building with approximately 12,000 square <br />feet of retail on the main level and three stories above comprising of36 market rate apartments. The retail would be <br />over underground parking for the apartment units. There would be 61 parking spaces provided for the retail space, <br />which is less than 200 square feet of retail space per parking stall. The apartments would have one parking stall in <br />the garage per unit plus 37 adjacent uncovered parking spaces. <br /> <br />The north building that fronts Woodhill Drive would be a three story building comprising of 36 market rate <br />apartments with underground parking. The apartments would have one parking stall in the garage per unit plus 41 <br />adjacent uncovered parking spaces. <br /> <br />The east building that fronts Oxford Street would be a three story building comprising of 24 market rate apartments <br />with underground parking. The apartments would have one parking stall in the garage per unit plus 31 adjacent <br />uncovered parking spaces. <br /> <br />This development would have a total of 12,000 square feet of retail, 96 apartment units, and 266 parking spaces. <br /> <br />Scheme 'B' <br />Scheme 'B' depicted on Drawing SD2 reflects a development if Mr. Reiling utilizes the land that he presently owns <br />and has purchase agreements as well as acquiring the property along the south and the commercial property at the <br />intersection of Lexington and Woodhill. We would anticipate this development to be phased, and that the present <br />bike shop would be relocated.
