<br />5.0 STAFF COMMENTS/FINDINGS: <br /> <br />5.1 The proposed Hummer showroom is designed to be a direct addition to the west side of the <br />existing Cadillac showroom. The structure has a proposed footprint of 10,043 square feet, <br />extending in a south and west direction from the main structure. <br /> <br />5.2 The Hummer addition (at its nearest point) will lie 74 feet from the front property line adjacent <br />to West Perimeter Drive and will lie 160 feet from the west property line. Both of these <br />distances exceed the respective 30 foot and 10 foot required setbacks <br /> <br />5.3 The front of the building be along West Perimeter Drive and more importantly Trunk Highway <br />36. Access for both customers and vehicles (showroom floor) will be from the front (south) <br />side ofthe structure. <br /> <br />5.4 Minor modifications to the existing parking lot are proposed adjacent the Hummer addition. <br />They include construction of vehicle ramps for access into the structure and modifications to the <br />western most curb island, with the inclusion of two additional islands. <br /> <br />5.5 The interior of the Hummer structure includes a vehicle delivery area, a large showroom area, 7 <br />sales offices, 2 sales managers offices, men and women restrooms, a customer lounge, a large <br />service write- up area, 2 service advisor offices, 1 service manager office and a service <br />administration office. <br /> <br />5.6 There will be no direct link between the existing Cadillac showroom and the Hummer <br />showroom. However, an entrance/exit directly adjacent the Cadillac showroom is provided in <br />the southeast comer of the new addition. <br /> <br />5.7 The exterior of the structure is comprised of exposed architectural galvanized metal beams, a <br />metal seamed roof, integral colored rock faced block, clear anodized aluminum door and <br />window frames, and a hammered textured cement foundation. <br /> <br />5.8 The structure has a varying height that is generally 36 feet on the west side, 35 feet on the north <br />side, and 36 feet on the south side. The measurement is taken from grade to top of the roof. <br /> <br />5.9 The utility plan proposes a new water and sanitary sewer connection from existing public <br />services located within West Perimeter Drive and Prior Avenue rights-of-way. The proposed <br />service size and connection location will require the approval ofthe Public Works Director. <br /> <br />5.10 Minor grading around the Hummer structure and minor site work, including removal of existing <br />paved area and replacement with concrete curb and gutter and paving is proposed within the <br />existing parking lots adjacent both additions. <br /> <br />PF3523 - RPCA 100103 - Page 3 of 6 <br />
