<br /> <br />October 11, 2002 <br /> <br />Jason McCarthy <br />Wally McCarthy's Auto Group <br />2325 Prior Avenue <br />Roseville, MN 55113 <br /> <br />RE: Remodeling & Site Improvements at Wally McCarthy Cadillac-Hummer, Roseville. <br /> <br />Dear Mr. McCarthy: <br /> <br />Thank you for the opportunity to review your interest in making improvements at 2325 Prior <br />Avenue and your interest in constructing an independent Hummer dealership. I have discussed <br />these plans with other City of Roseville staff members and have completed a historical review of <br />the site. <br /> <br />The historical past of the former Long Cadillac is quite extensive and briefly sunmlarized below: <br /> <br />. <br /> <br />October 2, 1972, Long Cadillac received approval for rezoning from BIB to B3; a <br />Special Use Permit; and a parking variance for a new car and used car dealership at 2325 <br />Prior Avenue. <br /> <br />. <br /> <br />June 10, 1974, received approval for a variance pertaining to the number of pylon signs <br />(from one to two) on the premises. <br /> <br />. <br /> <br />December 13, 1976, received approval to subdivide celtain propeliy contiguous to 2325 <br />Prior Avenue. <br /> <br />. <br /> <br />December 4, 1978, received approval to rezone property directly west (1965 STH 36) <br />from BIB to B3. <br /> <br />. <br /> <br />February 10, 1987, received approval for a variance to allow an additional pylon sign <br />(three) on the premises, 2325 Prior Avenue. <br /> <br />Given the historical record for the property and the type ofthe anticipated improvements, <br />specifically the Hummer dealership, it is our conclusion that the Special Use Permit (now <br />referred to as Conditional Use Permit) should be amended. This amendment process can also <br />review your signage needs with respect to the previous sign variances granted to Long Cadillac <br />and create a signage plan that works for you and the City. <br /> <br />2660 Civic Center Drive .:.
