The traffic estimates were based on a
1,600 square foot retail off sale liquor store. Subsequently, the submittal was for a 2,200 square
foot store. We have reviewed the potential increase in traffic created by the increase in liquor
store size.

Our jnitial estimate was that the liquor store would approximately 480 vehicle trips per day, with
approximately 100 of those being new trips destined only for the liquor store. The additional size
of the liquor store will not create a need for more employees and will not increase traffic to the
store in direct proportion to the size increase. The added selection in the additional size of the
store will add some "destination" traffic and make it more appealing to existing convenience
store customers. However, the primary purpose of the added selection is to increase the sales
rather than the customers. The proportion of the additional new trips, if done directly on size,
would only add 40 new trips during the day. Taking into account employees, the non-direct
propOltional increase in traffic, and the potential additional destination traffic, we believe that a
~alistic estimate of new trips from the size increase would be 30 per da}:.

In our oIiginal concept calculations, we did not provide any reduction in existing convenience
store trips for the reduction in the size of the convenience store. The store is relatively large, and
we did indicate in the December report that the volume of traffic counted at the store was higher
than at most SuperAmerica stores. The volume of 3,400 compares to volumes closer to 2,500 at
other smaller sized convenience station stores.

The reduction in sales area in the convenience store is approximately 2,500 square feet based on
approximately measurements on the plans. This reduces the total convenience store sales area to
3,800 square feet, which is a significant reduction. We estimate that the reduction in size will not
be directly proportional to a reduction in traffic. If the 40 percent reduction in size of the sales
area in the convenience store results in only a 5 percent reduction in convenience store traffic,
estimated at approximately 1,700 vehicle trips per day, there would be a reduction in traffic at
the station store of 85 trips per day.

ShOrt Elllon Hendrickson Inc.

YQW'llUStCll1 Resource

Equal Opportunity EmPloyer
