<br />Section 4. Sections 1005.02 through 1005.09 are hereby amended as follows: <br /> <br />2 <br />3 1005.02: B-1 LIMITED BUSINESS DISTRICT: <br />4 The B-1 Limited Business District is desigrIed to provide a limited range of office or professional <br />5 services at the periphery of residential uses or integrated with residential uses. Because of <br />6 compatibility factors adjacent to residential uses, other non-retail uses may be permitted only with a <br />7 conditional use permit. The B-1 Limited Business District is intended for areas desigrIated as B <br />8 Business, or LB Limited Business, areas in the Comprehensive Plan. <br />9 <br />10 A. Permitted, Accessory and Conditional Uses: See Section 1005.015 <br />11 <br />12 B. Residential District Uses: Multiple-family dwellings and other uses permitted in residential <br />13 districts if constructed in B-1 district shall conform to setback, density and other requirements <br />14 underresidence districts. (Ord. 275, 5-12-1959) <br />15 <br />16 C. Minimum Requirements: See Section 1005.01. Where buildings are within one hundred fifty feet <br />17 (150') of a residential zone, such buildings shall be limited to the average height of existing <br />18 residential buildings that are located within one hundred fifty feet (150') of a proposed B-1 <br />19 building. The City Council may grant a conditional use permit for a building in a B-1 District to be <br />20 a maximum of three (3) stories upon application of a petitioner and holding of a public hearing <br />21 under the procedures set forth in Chapter 108 of this Code. Upon granting such a conditional use <br />22 permit, the City Council may impose such conditions which may be appropriate to protect the <br />23 public health, safety and welfare. (Ord. 1176,11-25-1996) <br />24 <br />25 1005.03: B-IB LIMITED RETAIL DISTRICTS: <br />26 <br />27f The B-1B Limited Retail Business District is desigrIed for community medical or office uses and may <br />28 include limited retail over 10,000 s.f., as well as restaurants over 5,000 s.f. and hotels and motels. <br />29 When adjacent to residential uses, certain retail, public meeting, and other uses may be permitted by <br />30 conditional use permit. The B-IB Limited Retail Business District is intended for certain areas <br />31 desigrIated as B Business, or LB Limited Business, areas in the Comprehensive Plan. <br />32 <br />33 A. Permitted, Accessory and Conditional Uses: See Section 1005.015. <br />34 <br />35 B. Minimum Requirements: See Section 1005.01. <br />36 There shall be no exterior storage of equipment, materials, or exterior display of products. <br />37 <br />38 1005.04: B-2 RETAIL BUSINESS DISTRICTS: <br />39 <br />40 The B-2 Retail Business District is desigrIed for general retail uses in individual buildings or strip <br />41 centers which face and front on a state or county road 1. The B-2 Retail Business District is intended for <br />42 certain areas desigrIated as B Business area in the Comprehensive Plan. <br />43 <br />44 A.
