<br />1 <br />2 1005.05: B-3 GENERAL BUSINESS DISTRICTS: <br />3 <br />4 The B-3 General Business District is designed for general retail uses in individual buildings or strip <br />5 centers which face and front on a state or county road. It allows for larger indoor and exterior sales and <br />6 fast food sales than the B-2 Business District. The B-3 General Business District is intended for certain <br />7 areas designated as B Business area in the Comprehensive Plan. <br />8 <br />9 A. Permitted Accessory, and Conditional Uses: See Section 1005.015. <br />10 <br />11 B. Minimum Requirements: See Section 1005.01. <br />12 <br />13 1005.06: B-4 RETAIL OFFICE SERVICE DISTRICT: <br />14 <br />15 The B-4 Retail Office Service District is designed to provide a limited mix of land uses, made <br />16 compatible through controls and high quality standards, to facilitate more intensive, larger, and higher <br />17 valued development and redevelopment areas for the regional market. This district allows opportunities <br />18 to integrate high quality offices, hotels, restaurants, retail uses and selected office and manufacturing <br />19 uses visible from state or county roads. The B-4 Retail Office Service District is intended for certain <br />20 areas designated as B Business area in the Comprehensive Plan:. <br />21 <br />22 A. Permitted, Accessory, and Conditional Uses: See Section 1005.015. <br />23 <br />24 B. Minimum Requirements: See Section 1005.01. The following minimum requirements shall also <br />25 apply in all B-4 Districts: <br />26 1. Building Height; Floor Area Ratio: No limit shall be placed on the height of buildings in the B-4 <br />27 District, nor shall any minimum floor area ratio be required. However, buildings over forty feet <br />28 (40') in height shall have front lots not less than three-fourths (3/4) of the height of the building <br />29 and side and rear yard setbacks of not less than one-half (112) of the height of the building. <br />30 2. Outdoor Storage: There shall be no outdoor storage of equipment, materials, or products. <br />31 <br />32 1005.07: B-6 MIXED USE BUSINESS PARK DISTRICTS: <br />33 <br />34 The B-6 Office Park District is designed to provide a high quality office, clinic, hotel, and research <br />35 complex with multiple stories. Because the intent is to create tall and dense office towers, there is no <br />36 height limit in this district. This district is normally located adjacent to and is visible from state or <br />37 county roads. The B-6 Office Park District is intended for selected areas designated as B Business area <br />38 within the Comprehensive Plan. <br />39 <br />40 A. A mixed use business park land use designation is defined as a geographically identifiable area <br />41 containing a consistent architectural mix of office, office-laboratory, office-showroom- <br />42 warehousing, biotechnical, biomedical, high-tech software and hardware production uses with <br />43 support services such as limited retail, health, fitness, lodging and multifamily housing. A "Mixed <br />44 Use Business Park" is a redevelopment area, in which the environmental impacts of business park <br />45 have been analyzed through an environmental impact statement or similar. The impacts are then <br />46 mitigated within the requirements a Planned Unit Development as defined in Section 1008. All <br /> <br />9 <br />
