Required yards shall be apen spaces, which may be used far landscaping, lawn and <br />driveways, but shall nat be utilized for buildings, parking ar apen starage areas for gaads or <br />vehicles except as hereinafter specified. <br /> <br />2. Landscaping: All yard space between the building setback and the street right-af-way line <br />nat utilized far parking af vehicles shall be landscaped with grass, trees and other landscape <br />features as may be apprapriate. <br /> <br />f!. Exceptian: With a cambinatian af permanent year-raund screening and landscaping, <br />the parking setback afpassenger vehicles (cars and trucks afless than ane tan capacity) <br />may be reduced to' twenty feet (20') fram the frant praperty line. The combinatian af <br />permanent year-raund screening and landscaping may include: <br />(1) Caniferaus trees and street trees as designated in the City Street Tree Master Plan, <br />(2) Shrubs, <br />(3) Berms, <br />(4) Masanry walls ar other architectural impravements (nO' setback variance <br />required), <br />(5) Sunken parking lat elevatians. <br /> <br />Any cambinatian af subsectian A2a (1) thraugh (5) abave shall provide a minimum <br />permanent year-raund height afthirty six inches (36") fram the highest point of the <br />parking lat curb, cansisting af eighty percent (80%) apaque screening of the parked <br />vehicles as seen fram the public right af way. If deciduaus material is used, the berm <br />shall be higher and require less in the amaunt af vegetatian. Where landscape materials <br />are prapased, they shall be af such type and size to' meet the height and apacity <br />requirements within thirty six (36) manths ar less after installatian. <br /> <br />12. Visibility: Traffic visibility shall nat be impeded by fencing, structures, plantings ar <br />berms within farty feet (40') af an intersectian ar driveway. <br /> <br />3. Side Yards:All side yard area nat utilized far parking or apen starage shall be landscaped. <br />Screening pravided alang the interior side lot line shall be set back a minimum aftwenty <br />feet (20') fram any public right-af-way line. <br /> <br />4. Rear Yards: Parking of vehicles shall be permitted no closer than farty feet (40') to' the <br />rear lot line af adjaining residential districts and shall be screened from view from adjacent <br />residential areas. The farty foat (40') strip adjacent to the rear lat line shall be landscaped. <br />Parking afvehicles shall be permitted nO' claser than five feet (5') to' rear lat lines adjaining <br />nonresidential districts. <br /> <br />2 <br />
