Landscaping: All yard space between the building setback and the street right-af-way <br />line nat utilized far parking af vehicles shall be landscaped with grass, trees and ather <br />landscape features as may be appropriate. <br /> <br />d. Exceptian: With a cambination af permanent year-round screening and landscaping, <br />the parking setback of passenger vehicles (cars and trucks af less than ane tan capacity) <br />may be reduced to' twenty feet (20') from the front property line. The cambinatian of <br />permanent year-round screening and landscaping may include: <br />(l) Caniferous trees and street trees as designated in the City Street Tree Master Plan, <br />(2) Shrubs, <br />(3) Berms, <br />(4) Masonry walls or ather architectural improvements (no setback variance <br />required), <br />(5) Sunken parking lat elevations. <br />Any cambinatian af subsectian Al d(l) through (5) abave shall provide a minimum <br />permanent year-round height af thirty six inches (36") from the highest paint af the <br />parking lat curb, cansisting af eighty percent (80%) apaque screening af the parked <br />vehicles as seen from the public right of way. If deciduaus material is used, the berm <br />shall be higher and require less in the amaunt af vegetatian. Where landscape materials <br />are propased, they shall be of such type and size to meet the height and apacity <br />requirements within thirty six (36) months ar less after installatian. <br /> <br />e. Visibility: Traffic visibility shall not be impeded by fencing, structures, plantings or <br />berms within farty feet (40') af an intersection ar driveway. <br /> <br /> <br />All side <br />yard area nat utilized far parking or apen star age shall be landscaped. Screening provided <br />alang the interiar side lat line shall be set back a minimum af twenty feet (20') from any <br />public right-af-way line. Parking shall be permitted nO' claser than five feet (5') to' a side <br />yard line adjoining nanresidential districts, except where jaint parking between twO' (2) <br />adjacent praperties is provided, wherein nO' parking setback is required. <br /> <br />3 <br />
