<br />CITY OF ROSEVILLE <br />Housing & Redevelopment Authority <br />McCarrons Neighborhood Study <br />(September 16, 2003) <br /> <br />INTRODUCTION <br /> <br />The quality of life in our residential neighborhoods is of interest to all residents, but especially those in <br />neighborhoods where there are is a more complex mix of land uses and building types. In these areas, <br />redevelopment and change must be "context sensitive" - blending in with the existing uses and <br />architecture. And, these issues that affect one neighborhood (or development area) usually affect many <br />neighborhoods and community priorities. Roseville recognizes that we are linked together and <br />consequently it is important that residents, property owners and developers create mutually acceptable <br />solutions. <br /> <br />PROJECT DESCRIPTION <br /> <br /> <br />During the next six months, the <br />City Council and the Roseville <br />Housing and Redevelopment <br />Authority (HRA) are interested <br />discussing the potential <br />redevelopment of a parcel at 185 <br />North McCarrons Boulevard <br />owned by developer Dennis Guptil. <br />This 2.5 acre residential site (with <br />one vacant house and a pond) is an <br />opportunity to create many types of <br />new housing such as work force <br />housing, senior housing, neighborhood or church-marketed housing, a housing cooperative or <br />condominium. The City's current Comprehensive Plan designates the Guptil site for high <br />density housing (18 or more units per acre) and recommends that any neighborhood <br />redevelopment be done in coordination with future park and residential uses that may occur <br />on the adjacent Armory site. (The current zoning of the site is R-1 single family - a rezoning <br />would be necessary.) <br /> <br />1 <br />
