<br />Roseville Single Family Detached Housing <br />Roseville Community Development Department <br />June 17,2003 <br /> <br />Roseville's Community Development staff reports .... <br /> <br />Single Family Housing. While being over 98% developed, single family detached <br />housing still makes up a large portion of the community housing. This type of <br />housing covers 33% of the land area (2,918 acres)and has a density of up to four <br />units per acre. There are less than 60 acres of vacant and developable residential <br />sites scattered throughout the commmity; most of which are designated for higher <br />density housing. By value, single-family detached homes account for 48% ($1.7 <br />billion) of the total community market value but provide only 26% of the property <br />tax ($14 million). Roseville homes sales (331) durng 2002 averaged $194,000. <br />Single family detached housing represents 60% of the total (15,300 units) housing <br />stock; 70% of all the housing units are owner occupied.Thirty-six percent (3,650) <br />of Roseville homeowners own their home free and clear- with no mortgage. <br /> <br />Housing Age. Over 52% of the single-family detached housing is more than 45 <br />years old. A majority of the older housing stock is east of Lexington and south of <br />Highway 36. Nearly 35% of the housing is 30 to 40 years old and only 10% of the <br />single-family housing stock was built in the past 20 years. <br /> <br />Meeting Market Demands. There are over 9,235 single family detached homes in <br />Roseville. Meeting market demands by retaining functionality is an important <br />requirement for the city's housing stock to be attractive to the next generation of <br />owners. The City Planning Commission regularly reviews variance requests for <br />large homes or more garage space. Roseville issued 12 setback permits and 22 <br />variances in 2002 in an attempt to create a morelivability, tenure, and reinvestment <br />in the housing stock. In 2002 1,167 home renovation permits were issued;$12.4 <br />million was spent by homeowners onthese improvements. The average residential <br />renovation was over $10,000 per house. <br /> <br />More than 62% (5,199) of the community homes are ramblers; most have less than <br />1,200 square feet of living area. While the ont}story homes (90% of the total) are <br />the most adaptable housing unit, most in Roseville are more than 40 years old and <br />are on smaller lots. Many have deferred maintenance issues. Nearly 70% of the <br />single-family homes have not had a home renovation reinvestment requiring a <br />building permit in the past 10 years.
