Variance Request
Narrative

Re: Construction of three-season porch/deck at 998 Brooks Avenue West, Roseville

We are requesting a variance to construct a three-season porch/deck on the Aglen side of
our home because:

Building on the front (Brooks Avenue side) of the house would block the windows
that provide a view of Bennett lake from existing rooms. Construction on the front
would also require a variance regarding the setback.

Building on the east side of the house would require access through either the garage
or master bedroom, neither of which is acceptable for a three-season porch/deck that
will be used for dining and entertaining.

Building on the back of the house (south side) is not possible because we are already
very close to our neighbors to the south. The backyard is very shallow.

Building a second story is cost prohibitive.

In addition to improving the appearance of the house from Aglen, construction on the
Aglen side would provide:

. Access from the dining room/living room, which is ideal for dining and
entertaining
. Additional living space without blocking any existing windows or views of
Bennett Lake

Prepared by Kara Rose, homeowner, 12/5/03
