<br />Request for Building Variance <br />1547 Sextant Ave W <br />10/30/03 <br /> <br />I am requesting the required variances needed to be able to build an attached 4-stall <br />garage to replace the existing 2-stalI garage that is now on the property. The design of <br />the new structure is such that it will be away from neighboring yards as much as possible <br />and the existing neighbors views would be unchanged. The proposed structure would <br />have entry from the Snelling Ave frontage road. This road has very little use by the <br />neighborhood. . <br /> <br />The property was built in 1954 and the existing garage is past the set back requirement <br />but was grand fathered when codes were updated. <br /> <br />Due to current set back requirements there are no other areas of the property that will <br />accommodate the new structure with out variance and the proposed building location <br />seems to make the most logical sense because it is the location of the existing garage and <br />it has the least impact on the surrounding neighbors. <br /> <br />Variance is needed for set back, driveway entry size and parking in driveway. <br /> <br />Dan Norris <br />1547 Sextant Ave W <br />Roseville, MN 55113 <br />651-636-7151 <br />
