<br />As homeowners, we are requesting variances in the set back requirements for a proposed <br />attached garage at 1547 Sextant Avenue West. <br /> <br />Location of the property is unique in that it sits adjacent to Snelling Avenue entrance <br />ramps and exit ramps. These create excessive pollution directly to the back yard of the <br />property from accelerating vehicle emissions and noise. Headlights and mall lights shine <br />into the yard and dining room and there is no private area away from the public view. <br />This property and others in close proximity to Snelling typically stay on the market <br />longer and sell for less than other homes of similar size just a block in and shielded from <br />Snelling. <br /> <br />All of the homes in the immediate area are built with attached garages. To depart from <br />this architectural feature would deviate from the current neighborhood character as well <br />as make inefficient use of the current property. <br /> <br />The structure as proposed is inline with existing structures all located within 2 blocks <br />distance from 1547 Sextant Avenue. <br />2497 Pascal St. - 4 stall garage. <br />2445 Arona St. - 4 stall garage. (End of block) <br />2536 Snelling Curve - 3 Y:2 stall garage. <br />2445 Snelling Curve - 5 stall garage. <br />This structure is 64 feet in length and located along Snelling as our house is. <br /> <br />We have signatures from the adjacent neighbors and they are in favor of the plan as <br />proposed. <br /> <br />The structure adds value to us, the neighbors, as well as the city ofRoseville by blocking <br />out the pollution and the exposure to theft and vandalism of our personal property. The <br />immediate neighbors all benefit from this proposal for the same reasons. Other proposals <br />disrupt park like open areas, or encroach on neighboring lot lines and do nothing to <br />reduce the dirt, noise and light pollution coming in from the west. <br /> <br />We are asking for a set back from the rear of the yard at 18 feet. In addition we are <br />asking for a 9-foot set back to the west property line. Keep in mind that perpetual <br />easement and roadways have been put in since the property was built redefming the set <br />backs to comer lot status. The existing garage and home do not meet these redefmed <br />setbacks currently. Also consider that the proposed garage does not run parallel to the <br />property line. At the closest point the garage would be 18 feet, however, the opposite <br />garage comer ends up at over 26 feet from the neighbors lot. This is in contrast to a <br />detached garage, which would be as close as 5 feet to the neighbors without variance. <br />
