<br />4.0 REVIEW of REQUEST: <br /> <br />4.1 Daniel Norris has submitted a proposal to replace and enlarge his existing attached garage with <br />a much larger attached (1,560 sq. ft.) attached garage that would encroach into the required <br />rear yard setback and the setback adjacent a public right-of-way. The proposal calls for a 26 <br />foot deep by 60 foot long attached garage to be constructed adjacent to the frontage road <br />connecting Sextant Avenue to Transit Avenue. The City Code (Section 1004.02D4 and <br />1004.04D5) regulates where structures can be placed on a corner lot parcels through minimum <br />setback requirements. In the case of the Norris parcel, there is a 30 foot minimum rear yard <br />setback applied to the north property line and a 30 foot minimum setback (side yard adjacent a <br />public street) applied to the west property line (frontage road). <br /> <br />4.2 The Norris home was constructed in 1954 and lies on an irregular shaped lot calculated to be <br />14,971 square feet in size. The lot has an impervious coverage allowance of 4,491 sq. ft. The existing Norris principal structure was constructed prior to the <br />installation of the frontage road that created the corner lot situation. That being said, <br />the structure lies just over 21 feet from the west property line. The proposal by Mr. <br />Norris seeks the ability to construct an attached garage 8 feet from the west property <br />line adjacent the frontage or a 22 foot variance. <br /> <br />PF3541- RPCA 120303 - Page 20f6 <br />
