LIMITED BUSINESS (B-1) DISTRICTS. <br /> <br />(a) Purpose - To provide areas appropriate for office uses and multiple family uses <br />particularly in transitional situations between business or industrial zones and <br />residential uses. <br />(b) Permitted uses - <br />(1) Single-, two-, and multiple-family dwellings, including senior citizen and <br />handicapped housing, provided that the structure not be devoted to any <br />other use than those permitted in residential districts. <br />(2) Hospitals, sanitariums, and rest homes. <br />(3) Medical and dental services. <br />(4) Offices, business and professional. <br />(5) Public utility building. <br />(6) Public uses. <br />(c) Permitted accessory uses - <br />(1) Accessory uses permitted in residential districts. <br />(2) Reserved. <br />(3) Retail sales and personal services, including licensed therapeutic massage <br />enterprises, customarily utilized by or essential to the accommodation of the <br />traveling public but only when such uses are accessory to a hotel or motel <br />and included within the principal building. <br />(4) The following in buildings primarily occupied by medical and dental services: <br />(A) Retail sales of drugs, prescription items, patent medicines, sickroom <br />supplies, prosthetic devices, or items related to any of the <br />aforementioned; and <br />(8) Coffee shops and cafeterias. <br />(C) Licensed therapeutic massage enterprises. <br />(5) The following in buildings primarily occupied by offices, business and <br />professional: licensed therapeutic massage enterprises, barber shops, <br />beauty shops, and utility collection. <br />(6) Off-street loading and parking. <br />(7) Day care facilities occupying no more than 30 percent of the floor area of a <br />building. <br />(d) Conditional uses- <br />(1) Private colleges and institutions. <br />(2) Mortuaries. <br />(3) Clubs and lodges - nonprofit. <br />(4) Temporary uses such as Christmas tree lots. <br />(5) The temporary stockpiling of materials for use in highways or roadway <br />construction. <br />(6) Motels, including restaurants accessory thereto. <br />(7) Planned developments (residential or business). <br />(8) Reserved. <br />(9) Commercial parking or parking ramps adjacent to commercial uses or <br />industrial uses. <br />(10) Churches. <br />(11) Railroad lines. <br />(12) Food catering where the food is prepared on-site for consumption off the <br />premises, provided that the primary use is a church, school building, public <br />governmental, hospital, assembly and reception hall or office building. <br />(13) Towers.
