<br />Bloomington City Chapter 19 page 8 <br /> <br />Page 2 of 4 <br /> <br />(d) Conditional Uses - <br />(1) New Motor Vehicle Sales. <br />(2) Freestanding restaurants. <br />(3) Detached drive-in bank facilities. <br />(4) Public utility uses. <br />(5) Expansion of existing uses which are not in conformity with district use <br />provisions. <br />(6) Towers. For related provisions see Sections 15.14,19.47, and 19.63.05 of <br />this Code. <br />(7) Automobile rental agencies with an on-site inventory more than ten (10) but <br />no more than thirty-five (35) rental vehicles, subject to performance <br />standards set forth in Section 19.63.07 of this Code. <br />(e) Minimum Floor Area Requirements- <br />The minimum floor area of any building within the CR-1 District shall be 20,000 <br />square feet, except that there shall be no minimum floor area: <br /> <br />(1) where the proposed use is listed as a provisional use in Section 19.31.01 (c) <br />(2); or; <br />(2) where the proposed use is listed as a conditional use in Section 19.31.01 <br />(d). <br />(f) Maximum Floor Area Ratio - <br /> <br />The maximum floor area ratio within the CR-1 District shall be one square foot of <br />gross floor area for each one square foot of net lot area. <br /> <br />(f) Dimensional Requirements - <br />Minimum District Area: <br />Minimum Lot Size: <br />Minimum Lot Width: <br />Setback Requirements- <br />Front Yard: <br />Side Yard: <br />Rear Yard: <br />Side or Rear Adjacent to a Public Street: <br />Maximum Structure Lot Coverage - <br /> <br />10 Acres <br />2 Acres <br />120 Feet <br /> <br />65 Feet <br />25 Feet <br />25 Feet <br />65 Feet <br />30 Percent <br /> <br />(h) Issuance of Conditional Use Permits - <br /> <br />No conditional use permit may be granted unless the City Council finds that: <br /> <br />(1) The proposed use is integrated by means of orientation, access, pedestrian <br />and vehicular circulation, parking, and design with nearby uses in the CR-1 <br />District, or is of such a size and scale or is separated by distance as to <br />warrant establishment of a unique architectural design; <br />(2) That the size, scale, and location of the proposed use is consistent with the <br />intent of the CR-1 District and shall not interfere with future development <br />potential within the District. <br />(3) The proposed use will not cause traffic hazards or congestion on adjacent <br />public streets; <br />(4) Existing nearby land uses will not be adversely affected by traffic <br />generation, noise, glare, odor, smoke, unsightliness or other nuisance <br />characteristics; <br />(5) The proposed use is reasonably related to the overall needs of the <br />community and the area where the use is proposed to be located; <br />(6) The use is not in conflict with the Comprehensive Plan of the City nor with <br />any applicable District Plan or other adopted plan of the City; <br /> <br />http://www.ci.bloomington.mn.us/code/Code 19 _ 8.html <br /> <br />01/16/2003 <br />
