<br />4.0 REVIEW of REQUEST: <br /> <br />4.1 Section 1004.01A6 of the Roseville City Code (Maximum Total Surface Area) affords <br />each single family residential property owner a 30% impervious coverage based upon the <br />total lot size. In the case of the Boerigter property this allowance cannot exceed 4,479 <br />square feet without an approved variance. <br /> <br />4.2 The Boerigter home is a 1952 Bungalow situated on a 14,928 square foot lot. The home <br />has an existing footprint of 980 square feet; a detached garage of 640 square feet; <br />driveway pavement of 2,761 square feet; and 129 square feet of pavers. Given these <br />current site conditions the Boerigter's have a current impervious coverage of 4,510 square <br />feet or 30.2%, which square footage meets the threshold allowance for 30% coverage. <br /> <br />4.3 Section 1004.02D5 of the Roseville City Code requires principal structures to be setback a <br />minimum of 30 feet from the front property line (that property line adjacent to Farrington <br />Avenue).
