<br />VARIANCE REQUEST <br />FOR <br />2080 FARRINGTON STREET <br />PID 13-29-23-12-0045 <br /> <br />In 1996 we purchased our home located at 2080 Farrington Street. The house on the property is <br />a small (980 square feet) rambler built in 1952. At the time we purchased the property it did not <br />have a garage. In 1998 we had a 2 Yz car detached garage built on the property. The house as <br />currently built is too small and no longer meets the needs of our family. We very much would <br />like to continue to live in the City ofRoseville and in order for use to stay, we need to undertake <br />a significant addition to the our house. <br /> <br />Our plans include the addition of a new family room, master bedroom and bath, and a new front <br />entry, all over a full basement. One important aspect of this plan is a new front entry with an <br />overhanging canopy which will shelter the front door from the elements. We believe that our <br />proposed design will not be out of character or context for the neighborhood. <br /> <br />The proposed extension of the new front entry extends l' -0":1: beyond the setback line to align <br />with the western face of the existing house (see registered survey). <br /> <br />The proposed front entry canopy extends 9'-0":1: beyond the front setback line, an increase of 6'- <br />0":1: over the 3'-0" allowed by City Code. <br /> <br />The hardship of the site is that the comer lot is large, but the existing house is positioned tight to <br />the front setback, unlike the neighboring house to the south. Due to the interior layout of the <br />existing house, the reasonable location for the addition is such that a new entry is necessary. We <br />need the new front entry to be covered to provide a comfortable space of guest arrival/departure <br />and to be of a scale appropriate to the addition being proposed. With the exception of two <br />support columns, the extended overhang will not block sight lines. It will be an open and airy <br />design. We did not build the existing house, so we were not responsible for its position on the <br />site. Please note that the existing house is 45 feet from the curb line and there are no sidewalks. <br />
