<br />and Terrace Drive, completing the necessary water loop. Storm sewer catch basins will be <br />provided within the gutters. Storm water will be directed to the pond to the south. Water and <br />sanitary sewer for the row town homes will be provided from the main line installed within the <br />roadway of Arona Street. Storm sewer will include catch basins along the west side of the drive <br />lane, which eventually drains into the existing pond. Water for the senior cooperative will be <br />provided from the main line installed within Terrace Drive, while the sanitary sewer will <br />directly tap into the existing metropolitan interceptor line running directly adjacent the south <br />side of the structure. Storm sewer for the senior cooperative will be addressed with catch <br />basins within the parking lot connecting eventually to the pond. <br /> <br />5.10 Public utilities have also been designed for the east/west street serving the single family homes. <br />City easements are required for sanitary sewer, storm water, and water lines to ensure access by <br />the City for maintenance. As is typical throughout the City, only the main line (not the stub into <br />each single family lot) will be the responsibility of the City. <br /> <br />5.11 The remaining utilities, such as electricity, cable, telephone, and natural gas, will be designed <br />and coordinated through the Public Works Department to be underground, and utilize a joint <br />trenching system where applicable. Further, all transformers must be identified on a plan, prior <br />to final approval, so that adjustments to proposed locations can be sought to eliminate possible <br />unsightly locations. <br /> <br />PARKLAND: <br />5.12 The Arona Hamline Neighborhood Master Plan required that the redevelopment project <br />provide a neighborhood park with recreational amenities. Through the RFP process, the City <br />Council established a minimum size for the park. The park has also received reviews by the <br />Park Commission and staff. The proposal submitted by United Properties includes a north end <br />park that is an "L" shape design that abuts the existing single family homes along Centennial <br />Drive and the proposed single family homes and the senior cooperative. <br /> <br />5 .13 The park will include a small youth baseball field and a basketball court. <br /> <br />SINGLE FAMILY HOMES: <br />5.14 As part of the intergenerational theme for the Arona Neighborhood, the proposal by United <br />Properties includes seven smaller single family home sites located between the park and senior <br />cooperative. Each lot will be approximately 45 feet wide by 90 feet deep (4,050 square feet) <br />and will have a single driveway access on to the public street. <br /> <br />5.15 The minimum "General Concept Plan" established setbacks are as follows: A front yard setback <br />(south) of 20 feet; a rear yard (north) setback of 20 feet; and an interior side yard setback of 5 <br />feet. Cars parked in the driveways will not block streets. Because of their small size, no RV <br />storage or accessory buildings will be allowed on these lots. <br /> <br />5.16 Two of the seven total single family homes will be built by Habitat for Humanity.
