<br /> <br />CITY of ROSEVILLE <br />PLANNED UNIT DEVELOPMENT AGREEMENT #1282 <br />(Ord. No. 1282) <br /> <br />This PLANNED UNIT DEVELOPMENT AGREEMENT, dated June 16, 2003, is entered <br />into between the City of Roseville, a Minnesota municipal corporation, of 2660 Civic <br />Center Drive, Roseville, Minnesota 55113 ("CITY") and United Properties Investment <br />LLC, a Minnesota limited liability company, 3500 American Boulevard West, Suite 200, <br />Minneapolis, MN 55431 ("DEVELOPER"). For reference, the City of Roseville project file <br />is: PF 3457. <br /> <br />1.0 EFFECTIVE DATE of AGREEMENT <br /> <br />This agreement shall be effective upon completion of the following: <br /> <br />1.1 Passage and recording of Applewood Pointe of Arona (subdivision plat of <br />property for project). <br /> <br />1.2 Passage and publication of Ordinance # 1282 rezoning of property to PUD with <br />underlying zoning of Single Family (R-1) District; Townhouse (R-6) District, <br />General Residence (R-3) District. <br /> <br />1.3 Publication of the ordinance in the St. Paul Pioneer Press, the CITY's official <br />newspaper. <br /> <br />1.4 Execution of this agreement by the CITY and the DEVELOPER. <br /> <br />1.5 Recording of the Applewood Pointe of Arona Plat, Subdivision and Public <br />Improvements Contract, and any City approved public easements, and this <br />agreement with Ramsey County Recorder. <br /> <br />2.0 REQUEST for PUD APPROVAL <br /> <br />In Phase 1 the DEVELOPER has requested that the CITY approve a Planned Unit <br />Development (PUD) (PF# 3457) that redevelops one parcel into1} 7 single family <br />homes, 1- 96 unit Cooperative Housing Building, 18 townhomes, and a 2.2 acre public <br />park (approximately) and a 2.4 acre public park and pond area (approximately). <br /> <br />In Phase 2 (Outlot B) of the Planned Unit Development, the DEVELOPER has <br />requested that the CITY approve 18 townhomes or a 36 unit condominium. <br />The current project address is 2800 Arona Street. The subject property, on which the <br />DEVELOPER'S housing will be built will include a subdivision plat recorded with <br />Ramsey County. The project will have the following legal description: <br />Block 1, Lots 1-19; Block 2, Lots 1-7; Block 3, Lot 1; Outlots A, Band C; and public <br />streets and easements within Applewood Pointe of Arona, City of Roseville, Ramsey <br /> <br />1 <br /> <br />Doc# 178570&2 <br />
