<br />B. The proposed front yard addition (west - attached garage) bein2limited to an <br />encroachment of 16 feet or to a point 24 feet from the front yard property <br />line. <br /> <br />C. The additions must match or be of similar to that of the existing building in color <br />and/or materials. <br /> <br />D. Gutters and downspouts being placed along the eve of the additions where <br />appropriate to properly direct roof drainage onto the subject parcel and away from <br />neighboring properties. <br /> <br />E. Windows being placed along the north building wall of both additions to break-up <br />the long mass. <br /> <br />F. The review and approval of a building permit consistent with the approved plans <br />and variance. <br /> <br />7.0 PLANNING COMMISSION ACTION: <br /> <br />7.1 On April 2, 2003, the Roseville Planning Commission held the hearing regarding the <br />Bean request. At the hearing the adjacent property owner (1768 Dunlap Street) <br />expressed concern and opposition to the request. Specifically, this property owner stated <br />his concern over lost light and blocked views from the garage addition onto the front of <br />the home (see attached cOlTespondence). <br /> <br />7.2 Similarly, some Commissioners expressed their concern with the request and whether the <br />hardship was greater for the applicant or the adjacent property owner if approved. The <br />Commission discussed and debated the request, voting to recommend approval (4 to 3) of <br />the Bean variance request (see attached minutes). <br /> <br />8.1 ADOPT A RESOLUTION APPROVING a 16 foot (front yard) VARIANCE to <br />Section 1004.01E (Exception) of the Roseville City Code for Brian Bean, 1760 Dunlap <br />Street, allowing construction of living area and an attached garage based on the findings <br />in Section 5 and conditions of Section 6 of the project report dated April 28, 2003. <br /> <br /> <br />8.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br /> <br />8.2 ADOPT A RESOLUTION APPROVING a 2 foot (side yard) VARIANCE to <br />Section 1004.02D5 (Yard Requirements - Side Yard Setback) of the Roseville City <br />Code for Brian Bean, 1760 Dunlap Street, allowing construction ofliving area and an <br />attached garage at 1760 Dunlap Street, based on the findings in Section 5 and conditions <br />of Section 6 of the project report dated April 28, 2003. <br /> <br />Prepared by: Thomas Paschke (651-490-2236) <br /> <br />Attachments: Location map, narrative, site plan, aerial photo. <br /> <br />PF3459 - ReA 042803 - Page 6 of 6 <br />
