<br />* Drainage concems <br />Dan has stated concerns about drainage from the addition. Dan's carport is elevated approximately 2 feet <br />higher than our Northemmost property and as the picture (#7) shows, drainage from that carport roof is directed <br />onto our property. The only portion of the proposed addition that would drain to the side of our property is the <br />24 foot garage pOliion - which will have gutters to drain rainwater properly. <br /> <br />* Concems about the character of the neighborhood <br />Dan is concerned about how this addition would change the character of the neighborhood. We would state <br />that our neighborhood, a predominantly 1940's early 1950's neighborhood, is already experiencing character <br />change. Dunlap Street south of Garden A venue (where we live) is only a block long consisting of a rambler with <br />a 2 car attached garage on the comer of Dunlap and Garden and a 3 story apartment building (see photo # 8) <br />directly across from our property on the West side. There are 8 houses facing Dunlap on the East side. Of those 8 <br />homes, the house 2 doors to the South of our property was constructed with a garage out in front similar in size <br />and setback to our proposal. (See photo # 9) The property owner immediately South of our property has <br />indicated that she plans to expand into her front yard. The houses on this block are almost all small bungalows <br />similar in design with extremely small attached garages. Because of how these houses are situated on the lot, <br />there are minimal options for expansion. Additionally most, if not all the homes on our street, because of what <br />we think was a surveying error in 1940 are encroaching on the north neighbor's 5 foot sideyard setback. When <br />our street was recurbed and repaved approximately 10 years ago, each of us went to our north side neighbor to <br />have a driveway variance signed. Therefore, those of us that need to add more living space and/or create a <br />usable garage will need a sideyard and possibly a front yard variance. <br /> <br />Also, in designing our addition we have taken great care to assure that our house will be aesthetically pleasing <br />and will fit into the neighborhood. We have even added a front porch to help conform. <br /> <br />* Concems about the large wall on the North side <br />Dan is concerned about having to look at a large continuous wall. This wall will vary from a 2-story house on <br />the East side to a one story garage on the West side. Windows have been placed to help break up this wall. We <br />don't feel that this will have an impact, major or minor, because of the row of approximately 25 foot tall Pine <br />trees that are between Dan's carport and our house & garage. Dan raised concems about the need to trim <br />branches to make room for construction. These trees are approximately 2 feet north of the property line and our <br />addition would be 3 feet to the south. Most of these branches have already been trimmed simply to enable us to <br />drive into our driveway. <br /> <br />FACTS <br /> <br />* A standard 2 car garage is 20-24 feet wide x 24-26 feet deep. <br />*The proposed garage is 20 feet wide x 24 feet deep. This proposed width will not be any closer to Dan's <br />property than the existing garage and will bring the side of the garage to within inches of the existing front entry. <br />This is the minimum size possible to still be useable. <br />*There is 18 feet on the South side of the property. <br /> <br />DAN'S OPTIONS FOR US (From the April 2, 2003 Planning Commission Meeting) <br /> <br />* Front yard turnout <br />This option does not address the issue of the desired 2 car garage, an amenity that is standard on most new homes <br />built today. Being a family of 6, we have already determined the need for the proposed garage to increase <br />livability and for storage. We feel this is not a reasonable option. <br /> <br />"*- Build another 1 car garage on the South side of our house <br />The South side of our home is bedroom area with no point of entry. We would have to walk from the South side <br />of the house to the North side of the house to enter. This would mean that we would have 2 driveways and 2 <br />"attached" garages that could not be used as such. We feel this is not a reasonable option. <br />
