* Tear off the existing garage and build a 2 car garage adjacent the rear of our home.
The existing garage would need to be eliminated instead of reused. We would need to remove a storage shed
(losing current storage) and the concrete slab, remove the only mature shade tree in the rear yard, decrease
livability of the rear yard, and greatly lengthen the driveway. We feel this would decrease the general livability,
not increase it and there would still be an impact on the surrounding neighbors, including Dan.

At the Planning Commission Meeting, Dan mentioned a neighbor to the North who detached a small garage and
constructed a 2 car garage with an attached 3 season porch a few years ago. There was no construction to add
living space to their home. This neighbor's desires were different from ours and because of newer, current
impervious coverage and accessory structure codes, a similar structure most likely could not be constructed today
without 1 or more variances. We feel this is not a reasonable option.

* Enioy house as it is
As a growing family of 6, after many hours of discussion, we concluded that this is no longer possible. We
wouldn't be willing to commit thousands of dollars and hundreds of hours of work if it were not necessary. We
feel this is not a reasonable option.

* Move
Even though this was Dan's first option for us, this would be the least desirable option for us.
We were raised in this area and wanted to raise our children in Roseville. We purchased our home 18 years ago
as a newly married couple. Today, 4 children later, we desperately need more room. We are hoping to expand
and add some of the amenities that are standard on most new houses, such as more living space and a 2 car
attached garage. We love our neighborhood and our neighbors and we would like to stay for many more years,
but without this variance we fear we may be forced to leave the community that we love, to look for a house
more suitable to our family's needs. Our children attend Roseville schools and we are active in Roseville area
community recreation programs. Jill is employed by the Roseville Area Schools. This option would be very
difficult emotionally and financially for us and would be a great hardship. We hope it will be unnecessary.
Because of the way our house is situated there are few reasonable options to add more living space. If the
necessary variances are not granted, we will be unable to expand outward and we feel this also would be a great
hardship to us. Our home was constructed before city codes and homes have changed dramatically in the past 6
decades, therefore, creating conflicts with current codes. We did not in any way cause these conflicts and feel
variances were created for circumstances such as this. Variances enable residents like us to stay in our homes and
communities. We feel our proposed home design will not affect the essential character of the neighborhood. We
have put a lot of time into designing this proposed addition to assure our home will be aesthetically pleasing and
still keep the essence of an older home. There have been some major remodeling projects in our immediate area,
such as the home on Lindy Street. Our next door neighbor has expressed an intent to expand and improve her
living area needs also. We feel that our project, like theirs, will improve our aging neighborhood and not
adversely impact our neighbor to the north nor the neighborhood. We urge you to grant this variance and help
homeowners like us stay in our homes and revitalize our community.

Thank you for your consideration.
Respectfully,
, f$--
/Ju(}LavJ
Brian Bean
Jill Bean
