<br />Community Development Department <br />651-490-2279 . fax: 651-490-2931 <br /> <br />April 29, 2003 <br /> <br />Mr. Brian Bean <br />1760 Dunlap Street <br />Roseville, MN 55113 <br /> <br />RE: City Council action on Land Use request for Variances to Section1004.01E and 1004.02D5 of <br />the Roseville City Code: 1760 Dunlap, Roseville (PF#3459) <br /> <br />Dear Mr. Bean: <br /> <br />This letter is to confirm that on April 28, 2003, the Roseville City Council approved your request for a <br />Variance to allow a 16' encroachment into the required front yard setback, and, a 2' encroachment into <br />the side yard setback, to allow for the construction of additional living area and an attached garage on the <br />north and west side of your home at 1760 Dunlap Street. <br /> <br />The Roseville City Council adopted a Resolution (a draft copy of which is attached) approving your <br />request for a 16 foot variance to Section 1004.01E relating to exceptions for front yard setbacks, and, a <br />resolution (a draft copy of which is attached) approving your request for a 2 foot variance to Section <br />1004.02D5 relating to side yard setback requirements. The Resolutions were approved contingent upon <br />your compliance with the following conditions: <br /> <br />A. The proposed side yard addition (nOlih) being limited to an encroachment of 2 feet or to a point <br />three feet from the property line. <br />B. The proposed front yard addition (west - attached garage) being limited to an encroachment of <br />16 feet or to a point 24 feet from the front yard property line. <br />C. The additions must match or be of similar to that of the existing building in color and/or materials. <br />D. Gutters and downspouts being placed along the eve of the additions where appropriate to properly <br />direct roof drainage onto the subject parcel and away from neighboring properties. <br />E. Windows being placed along the north building wall of both additions to break-up the long mass. <br />F. The review and approval of a building permit consistent with the approved plans and variance. <br /> <br />You will receive a final copy of the resolutions upon execution/signage by the appropriate City officers. <br />Please review the conditions listed within the draft resolutions. The City will record a similar copy of the <br />resolutions with Ramsey County. Recording of the resolutions against your property binds you and/or <br />other succeeding property owners to all the terms and conditions stipulated in the City Council's <br />approved resolutions.
