D. <br /> <br />7Ud &/;13 ix~~~ ~~~on: <br /> <br />Request by Brian Bean for a VARIANCE to Section 1004.01E and Section <br />1004.02D5 of the Roseville City Code to allow construction of an attached <br />garage and additional living area at 1760 Dunlap Street (PF3459). <br /> <br />1.0 REQUESTED ACTION: <br /> <br />1.1 Brian Bean, 1760 Dunlap, has submitted an application seeking approval of a variance to <br />construct additional living area and an attached garage on to the north and west side of <br />his home, which addition will encroach 16 feet into the required front yard (Section <br />1004.01E - Exception) and 2 feet into the required side yard (Section 1004.02D5 - Yard <br />Requirements - Side Yard Setback) of his parcel. <br /> <br />PROJECT REVIEW HISTORY <br /> <br />. Application submitted on March 4,2003. <br />. Detem1ined complete on March 10,2003. <br />. 60-day review deadline on May 9, 2003. <br />. Staff Review & Recommendation: Approval w/Conditions April 2, 2003. <br />. Planning Commission: Hearing/Approval Recommendation (4-3) - April 2, 2003. <br />. City Council Action: Approval w/Conditions - April 28, 2003 <br /> <br />2.0 SUMMARY OF RECOMMENDATIONS: <br /> <br />2.1 The homes in this area of Roseville have staggered front yard setbacks - some greater <br />than 45 feet. The applicant's house is setback 48 feet from the front property line. Most <br />homes in Roseville are setback 30 feet from the front property line. <br /> <br />2.2 The Community Development Staff recommends approval of a 24 foot (front yard) <br />VARIANCE to Section 1004.01E and a 2 foot (side yard) VARIANCE to Section <br />1004.02D5 of the Roseville City Code for Brian Bean allow the construction of <br />additional living area and an attached garage, subject to conditions. <br /> <br />3.0 SUGGESTED ACTION: <br /> <br />3.1 Adopt two resolutions for variance from the City Code approving the request <br />w/conditions (see Section 8 for more detail). <br /> <br />Project information and detailed recommendation on following pages. <br /> <br />PF3459 - ReA 042803 - Page 1 of 6 <br />
