<br />9.8 Tree Preservation. The development site has a number of mature trees that cannot be <br />preserved. Specifically those trees are located near the County right of way, and where <br />the drive access, parking lot and/or structure will lie. City Staff will work with the <br />DEVELOPER on attempting to save and augment those mature trees that are located <br />along property lines, through the Landsape Plan (Exhibit F). <br /> <br />9.9 Site Fencing. The DEVELOPER is responsible for installing construction or security <br />fencing and for its removal prior to occupancy. The exact location of the security fence <br />and entrances must be approved by the Community Development Director or designee. <br /> <br />9.10 Site Landscaping. Landscaping for the project shall include front boulevard trees along <br />County Road B consistent with the varieties and spacing requirements in the Roseville <br />Master Street Tree Plan and trees, shrubs and perennials throughout the site that enhance <br />the development and screen adjacent properties from view of vehicle headlights. The <br />landscape plan shall include screening (plants and/or berm) of the complex's parking lot <br />from public rights-of-way to a height of 30 inches above the parking lot curb height. <br />Block 1, Lot 1, must be irrigated. The final landscape plan (Exhibit F) must be prepared <br />by a state registered landscape architect per Section 1010 of the City Code. <br /> <br />9.11 Landscape Letter of Credit. Prior to the issuance of individual grading, excavation, <br />foundation, and/or building permits, the DEVELOPER shall provide the CITY with a <br />landscape letter of credit, bond, or other security acceptable to the City, in an amount up <br />to 150% (as determined by the Community Development Director) of the full cost of all <br />landscaping, fencing, ilTigation, and site restoration (Section 101 0.14E) as per Exhibit F. <br />The Community Development Director or designee, following approval of the landscape <br />plan, shall determine the exact amount of each letter of credit or bond. After one (1) <br />growing season, DEVELOPER may request a partial release of the letter of credit or <br />bond. The amount to be released shall be agreed upon between the DEVELOPER and the <br />CITY acting reasonably. <br /> <br />9.12 Trash Handling. The trash collection area must be designed to accommodate both trash <br />and recyclables. The structure shall house its trash and recyclables within the structure. <br />Trash and recycling collection activities shall be restricted to 7:00 a.m. to 6:00 p.m. <br />Monday through Saturday. <br /> <br />9.13 Site Access. Access to Block 1, Lot 1 site shall be provided from County Road B only <br />Court. A public access and utility easement shall be provided across the west 165 feet of <br />Block I, Lot 1 exterior parking areas for city emergency and utility vehicles. <br /> <br />9.14 Construction Access. The DEVELOPER shall prepare a plan, which directs construction <br />vehicles, equipment, and materials entering or parking on or near the site to utilize <br />exisitng roads and easements and existing parking lots only as approved by the city public <br />works director. The DEVELOPER shall make every effort to direct all construction <br />parking to paved parking lots on site and/or off site and discourage street parking by <br /> <br />9 <br />
