<br />construction workers and equipment. <br /> <br />9.15 Off-Street Parking. Off-street parking areas shall be improved as shown on the <br />approved site development plan (Exhibit B), and shall include hard surfacing <br />(bituminous), concrete perimeter curbing, and a drainage plan. The senior housing <br />development is responsible for and shall have a minimum of 19 exterior on-site parking <br />stalls and I underground parking stall per unit. No semi tractor/ trailer, recreational <br />vehicle, or trailer parking (daytime or evening) shall be allowed on the site, except while <br />deli vering materials. <br /> <br />9.16 Signage. Signage shall be consistent with Section 1009 of the Roseville City Code, <br />except that prior to the issuance of any sign permits, a sign plan shall be provided to the <br />Community Development Director for review and approval. Said sign plan shall include <br />a uniform sign plan incorporating signage type, style, font, and color. All owners and <br />tenants shall be bound by the signage plan as part of their by-laws or lease as well as this <br />agreement. The signage plan (Exhibit L) must be approved by the Community <br />Development Director. <br /> <br />9.17 Lighting. Street and/or parking lot lights shall be of a decorative style. Lighting shall be <br />consistent throughout the development and meet the lighting requirements of Section <br />1010.12 of the City Code (Exhibit G). <br /> <br />9.18 Anticipated Development Schedule. The City is in receipt of the Developer's <br />anticipated schedule for site work, structure construction, and tenant space occupation <br />(Exhibit J). <br /> <br />9.19 Public Right-of-Way Dedication. The necessary right-of-way dedication for County <br />Road B shall be included on the subdivision plat (or be recorded against the plat) for the <br />development referred to as Heritage Place Senior Housing, and shall be approved by the <br />City Public Works Director and the Ramsey County Highway Engineer. <br /> <br />9.20 Master Easements Document. All easement documents to be recorded for the purpose <br />of access, parking and/or utilities must be included on the easement plan (Exhibit E) and <br />be approved by the Public Works Director. <br /> <br />10.0 DEVELOPER DEFAULT <br /> <br />10.1 For purposes of this Agreement, the failure of the DEVELOPER to perform any <br />covenant, obligation or agreement of the DEVELOPER hereunder, and the continuance <br />of such failure for a period of thirty (30) days after written notice thereof from the City <br />shall constitute a DEVELOPER default hereunder. Within the sixty (60) day period after <br />notice is given, a request may be made for a hearing (by either party) to be held before the <br />City Council to determine if a default has occurred.
