<br />8.5 Signage must be an integral part of the development. Monument signage must be <br />designated on the site, and meet all size and setback requirements. <br /> <br />8.6 Dedication ofland for right-of-ways and any pond or utility easement required by the <br />Watershed must occur prior to the issuance of building permits. <br /> <br />8.7 Park dedication, as required by the City Code, Section 1103.07, must be reviewed by the <br />Park and Recreation Commission (estimated meeting date - May 6,2003) with a formal <br />recommendation being received before final Council approvals are granted. <br /> <br />9.0 DETAILED STAFF RECOMMENDATION: <br /> <br />9.1 The City staff believes this project is consistent with the direction provided by the <br />Comprehensive Plan which encourages housing diversity and revitalization. The staff <br />recommends the Planning Commission take the following actions regarding the request: <br /> <br />9.2 By motion, recommend approval of the preliminary plat for Good Samaritan Society, <br />creating one lot, with easements and right-of-way dedications as required by the <br />Roseville's Public Works Department, Ramsey County, and Capital Regions Watershed. <br /> <br />9.3 By motion, recommend approval of the rezoning request by Good Samaritan Society <br />changing the current zoning of the property from B-1, Limited Business to Planned Unit <br />Development with an underlying zoning ofR-3, General Residence District.
