<br />7.0 STAFF RECOMMENDED CONDITIONS: <br /> <br />7.1 The maximum height above grade at the monopole base may be up to 54 feet. Only one <br />antenna cylinder of the size and pole location specified in the application may be <br />installed on the monopole. <br /> <br />7.2 The eQuipment cabinets must be erected in the parkinlllot adiacent to the monopole <br />and must not exceed 200 square feet in size. All utility wires or lines leading to the <br />monopole from the equipment shelter must be buried. <br /> <br />7.3 The area surroundinll the eQuipment shelter must be screened with a cedar fence. <br /> <br />7.4 The monopole is to be limited to the single user/applicant (Qwest Wireless). Future <br />antenna additions will require an amendment to the approved CUP. <br /> <br />7.5 The Frank's Nursery & Crafts site is limited to one communication <br />monopo Ie/antenna/tower. <br /> <br />7.6 The monopole must not be lighted; however, the former parking lot light can be re- <br />installed to the necessary height. <br /> <br />7.7 Electric and phone wires serving the equipment and monopole must be buried. <br /> <br />7.8 Parking of maintenance vehicles must occur in the off-street parking space directly <br />adjacent to the equipment shelter. <br /> <br />7.9 The 54 foot tall monopole and supporting equipment must be completely removed from <br />the site by the applicant (Qwest Wireless) if 1) operations cease, 2) the equipment is <br />damaged or unsafe as detennined by the Roseville Building Official, 3) the CUP elapses <br />or is detennined to be in violation by the Community Development Director. The City <br />may require the applicant (Qwest Wireless) to post a bond to assure timely removal ofthe <br />monopole and supporting equipment. <br /> <br />7.10 This conditional use permit shall expire 6 months after approval if a building permit has <br />not been issued. (Section 1013.03) <br /> <br />8.0 STAFF RECOMMENDATION <br /> <br />8.1 Based on the information and impacts provided in Section 6 and the conditions in Section <br />7 of this project report, the Community Development Staff recommends approval of the <br />Qwest Wireless CONDITIONAL USE PERMIT, allowing the installation of a 54 foot <br />tall monopole with one antenna and associated equipment cabinets for the purpose of <br />providing wireless communication services at 1800 South Highway Service Drive. <br /> <br />PF3461 ReA 042803 - Page 4 of 5 <br />
