Minimum Distance: The minimum distance between edges of driveways at the <br />2 property line right-of-way line shall be ten feet (10') except in planned unit <br />3 developments where the development agreement shall specify the distance. <br />4 (703.04B2) <br />5 3. Parking Lot Aisle: Any drive aisle in a parking lot in any residential zoning <br />6 district serving a building containing three (3) or more dwelling units or in <br />7 any zone other than a residential zoning district shall be a minimum of twenty <br />8 four feet (24) except one-way drive aisles which shall be a minimum of <br />9 eighteen feet (18'). (703.04B3) <br />10 <br />11 4. Intersection: On properties zoned R-1 or R-2, no driveway shall be located <br />12 within thirty feet (30') of any right of way of a street intersection. On <br />13 properties in all other zones, no driveway shall be located within forty feet <br />14 (40') of any right-of-way line of a street intersection. Said distances shall be <br />15 measured along the property line from the corner right-of-way line. (703.04B4) <br />16 <br />17 5. Minimum Driveway Angle: The minimum driveway angle from a two-way <br />18 access street shall be sixty degrees (600), from a one-way street it shall be <br />19 thirty degrees (300). Driveway Approaches: Driveway approaches between the curb and the <br />22 property line shall be constructed of concrete, asphalt, brick pavers at a <br />23 strength capable of handling the weight of cars and trucks (generally stamped <br />24 on bottom of paver) or other hard surface pavement approved by the Public <br />25 Works Director. (703.04B6) <br />26 <br />27 If concrete is used for the driveway, where there is no concrete curb or gutter, <br />28 the concrete driveway shall be held back two feet (2') from the edge of the <br />29 roadway. The remaining two feet (2 ') shall be surfaced with hot mixed <br />30 bituminous material. Prior to starting work, the owner or builder shall obtain a <br />31 permit from the Community Development Director or designee. (703.04B6) <br />32 <br />33 7. Driveways: Driveways shall be constructed of concrete, asphalt, brick pavers <br />34 or other hard surface pavement approved by the Public Works Director. In all <br />35 zoning districts except R-1 and R-2, the periphery of parking areas and drives <br />36 shall be constructed with poured in place concrete curbing. (703.04B7) <br />37 <br />38 8. Driveway Elevation: The driveway elevation at the property or right-of-way <br />39 line shall not be more than ten inches (10") nor less than four inches (4") <br />40 above the center line of the abutting street with a maximum slope to gutter <br />41 lines of 10%+ and a minimum slope of 2%+. Driveways On Private Property: Residential driveways, shall be constructed <br />44 so that the edge of the driveway nearest to the side lot line shall be a minimum <br />45 of five feet (5) from the side lot line.
