Minimum Distance: The minimum distance between edges of driveways at the 2 property line right-of-way line shall be ten feet (10') except in planned unit 3 developments where the development agreement shall specify the distance. 4 (703.04B2) 5 3. Parking Lot Aisle: Any drive aisle in a parking lot in any residential zoning 6 district serving a building containing three (3) or more dwelling units or in 7 any zone other than a residential zoning district shall be a minimum of twenty 8 four feet (24) except one-way drive aisles which shall be a minimum of 9 eighteen feet (18'). (703.04B3) 10 11 4. Intersection: On properties zoned R-1 or R-2, no driveway shall be located 12 within thirty feet (30') of any right of way of a street intersection. On 13 properties in all other zones, no driveway shall be located within forty feet 14 (40') of any right-of-way line of a street intersection. Said distances shall be 15 measured along the property line from the corner right-of-way line. (703.04B4) 16 17 5. Minimum Driveway Angle: The minimum driveway angle from a two-way 18 access street shall be sixty degrees (600), from a one-way street it shall be 19 thirty degrees (300). (703.04B5) 20 21 6. Driveway Approaches: Driveway approaches between the curb and the 22 property line shall be constructed of concrete, asphalt, brick pavers at a 23 strength capable of handling the weight of cars and trucks (generally stamped 24 on bottom of paver) or other hard surface pavement approved by the Public 25 Works Director. (703.04B6) 26 27 If concrete is used for the driveway, where there is no concrete curb or gutter, 28 the concrete driveway shall be held back two feet (2') from the edge of the 29 roadway. The remaining two feet (2 ') shall be surfaced with hot mixed 30 bituminous material. Prior to starting work, the owner or builder shall obtain a 31 permit from the Community Development Director or designee. (703.04B6) 32 33 7. Driveways: Driveways shall be constructed of concrete, asphalt, brick pavers 34 or other hard surface pavement approved by the Public Works Director. In all 35 zoning districts except R-1 and R-2, the periphery of parking areas and drives 36 shall be constructed with poured in place concrete curbing. (703.04B7) 37 38 8. Driveway Elevation: The driveway elevation at the property or right-of-way 39 line shall not be more than ten inches (10") nor less than four inches (4") 40 above the center line of the abutting street with a maximum slope to gutter 41 lines of 10%+ and a minimum slope of 2%+. Driveways On Private Property: Residential driveways, shall be constructed 44 so that the edge of the driveway nearest to the side lot line shall be a minimum 45 of five feet (5) from the side lot line.
