<br /> <br />April 25, 2003 <br /> <br />Paul & Sally Westermeyer <br />1240 Belmont Lane <br />Roseville, MN 55113 <br /> <br />RE: Setback Permit Application for Front Porch Addition. <br /> <br />Dear Paul & Sally: <br /> <br />Thank you for your recent application seeking a SETBACK PERMIT to allow the construction <br />of a porch on to the front of your home. I would also like to apologize for not getting a response <br />to you sooner. However, upon return from vacation on the afternoon of April 24, 2003, there <br />were numerous items that required my immediate attention and I was unable to review and <br />respond to your application request. That being said, I have reviewed your request to construct a <br />six foot by eight foot porch addition to the front of you home and have the following comments: <br /> <br />. A review of your parcel on our CitySight program concludes the current principal <br />structure (home) is constructed approximately 24 feet from the front yard property line <br />versus the 30 feet indicated your submitted site plan. <br /> <br />. A Setback Permit can only be processed for an encroachment that extends to a point 24 <br />feet from the front property line, which unfortunately is the estimated location of your <br />existing home. Hence, at this point it has been determined that a variance is necessary in <br />order for you to construct the desired six foot deep front porch. <br /> <br />. Because our computer program in not exact, it is suggested that you locate you front <br />property corner pins/markers and verify the exact distance you home (foundation) lies <br />from the property line adjacent Belmont Lane. To assist you in location this distance I <br />have reviewed the as-built drawing (Engineering Department) for your section of <br />Belmont Lane and conclude that your property line lies approximately 13 to 13-1/2 feet <br />from the back of the curb. Once you measure the 13-1/2 foot distance from the back of <br />curb or your property line, you can then measure the distance the house foundation lies <br />for that point. You can also measure at the property corners, and by using a metal <br />detector, locate your front corner pins/markers. <br /> <br />. Should you conclude that the home is setback greater than the 24 feet as determined by <br />the City via the CitySight program, I will complete a site inspection and reach a final <br />determination on the existing setback and provide you with a process to proceed with <br />your desired front porch. <br /> <br />2660 Civic Center Drive .:.
