Department Approval: DPW /TP City Manager Approval Agenda Section: CONSENT Item Description: Request by Bernard & Kathy Laur, 600 Sextant Avenue, for a VARIANCE to Section 1004.01A6 ofthe Roseville City Code (PF3478). 1.0 REQUESTED ACTION: 1.1 Bernard & Kathy Laur seek approval of an 859 square foot (8%) VARIANCE to Section 1004.01A6 (Maximum Total Surface Area) of the Roseville City Code to construct a 15 foot by 15 foot (225 sq. ft.) three season porch on to the rear of the home at 600 Sextant Avenue. The Laur's have an existing lot coverage of3,946 sq. ft (35.8%) and without a variance are unable to expand their living area as requested to a surface area of 4, 171 sq. ft. or 38%. City Council Action: Approval w/conditions - June 16, 2003 2.0 SUMMARY OF RECOMMENDATION: 2.1 The Community Development Staff determined the site to be unique because of the construction that occurred prior to the adoption of the 30% impervious surface requirement, which unknowingly precludes many future site options. Consequently, staff recommended approval of a 859 square foot (8%) lot coverage variance to Section 1004.01A6 of the City Code for the applicants. 2.2 On June 4, 2003, the Roseville Planning Commission held the public hearing regarding the Laur request and concluded that the request met the criteria necessary for recommending the granting of a variance and voted 6-0 to recommend approval of the request. 3.0 SUGGESTED COUNCIL ACTION: 3.1 Adopt a resolution approving the request w/conditions (see Section 8 for more detail).
