<br /> <br /> <br />COMMUNITY DEVELOPMENT DEPARTMENT <br /> <br />May 27, 2003 <br /> <br />Mr. Brent Jordahl <br />562 Heinel Drive <br />Roseville, MN 55113 <br /> <br />RE: Setback Permit (3'-6") from side property line at 562 Heinel Drive (PF3482) <br />Overhang no closer than 2 feet to property line <br /> <br />Dear Mr. Jordahl: <br /> <br />On Thursday, May 22,2003, the City of Roseville Development Review Committee (DRC) held <br />the hearing regarding your request to construct an additional garage stall 3' -6" from your side <br />property line. The proposed garage is 10 feet wide by 32 feet long or 320 s.f. <br /> <br />The current home sets 13.5 feet from the side property line. There will be a garage door on the <br />front and a person exit door at the rear. The addition will increase living and storage area at your <br />home. This addition, as proposed, necessitated the 1.5 foot Setback Permit to construct to a point <br />3.5 feet from the side yard property line. The DRC recommended approval of the reqliest <br />because it met setback permit requirements b,c,e,f,g,h,i,k,l-some with conditions as below. As <br />the Community Development Director, I have also approved of this setback permit. There are a <br />number of permit conditions: <br /> <br />a. A roof and yard drainage plan must be submitted with the building permit illustrating <br />how water from the roof will drain to the street and not into your neighbor's yard. <br /> <br />b. A hip roof with a maximum 12 inch overhang and commercial rain gutters, in total <br />no closer than 2 feet to the property line, must be installed as part of the construction <br />and the roof water must be directed and drain to the street, not in a direction toward <br />your side property line. <br /> <br />c. There may be a need for a retaining wall or an exposed concrete retaining wall and a <br />drainage swale along the garage wall in order to allow for more positive, streetward <br />drainage. <br /> <br />d. Compatible color and/or texture of materials: The building permit plan for the side <br />wall of the new garage must include at least two windows or variation in the type of <br />siding; and a similar brick knee wall on the front of the existing garage must be <br />installed on the front face of the new garage stall. <br /> <br />e.
