WAT WILL BE THE EFFECT OF THE PROPOSED LA.~D USE ON THE REALni, <br />SAFEty J AND WELFARE OF THE OCCUPANTS OF SURROUNDING LANDS? <br /> <br />The subject property is bounded for all intents and purposes <br />on all sides for uses other than single family residential. <br />The development of this piece of property will enhance the <br />adjacent land uses and should act as a catalyst in the development <br />of the remaining vacant comcercial and business zoned property. <br /> <br />In the development of our site, we have located ~arking areas <br />adjacent to the school parking area to the cast and the church's <br />parking lot to the north, and screened our site from the <br />commercial property to the south and west with additional <br />parking (both with garages and open spaces). <br /> <br />Our townho~se residential unit9 that are adjacent to the east <br />property line face the grass playground of the school occupying <br />that property. <br /> <br />We have located the seven-story elderly uUilding adjacent to <br />Snelling Avenue on which commercial/business prorerty front <br />both to the north and south of our site. <br /> <br />13. WAT WILL BE THE EFFECT O~ E~USTING AND ANTICIPATED TRAFFIC <br />CONDITIONS, INCLUDING PARKING FACILITIES (IN ADJACENT STREETS? <br /> <br />The proposed developcent of the subject property is such that <br />any traffic generated from within will all be directed to <br />Snelling Avenue, where access to the property presently exists <br />in the form of a crossing of the median on Snelling Avenue. <br />No access or egress is planned along the north. east or south <br />property line. <br /> <br />All parking for the developll'll.'o.t will be on the site with no <br />on-street parking available to the residents. <br /> <br />14. WHAT WILL BE THE EFFECT ON PROPERTY VALUE IN TilE SURROUNDING <br />AREA? <br /> <br />The Im=e~tate land uses In the area are predo=inantly business <br />or com=ercial uses. The remafning property is presently vacant <br />and zoned for business or commercial uses. A develop=ent of <br />this size and scope can ~nly enhance the values of the pre~ently <br />vacant land and should create a higher value for the existing <br />business and commercial uses. <br /> <br />It will not affect the publiC u~es (I.e.. church and school) <br />located to the north nnd ~ast respectively. Sinc~ it is <br />somewhat removed from the single facily land uses, it will not <br />affect the property values In those areas other than to increase <br />the value of the single family. <br />
