e

e

:'2. "'HAT WILL BE THE EFFECT OF THE PROPOSED LAND USE ON THE HEALTH.
SAFETY. AND WELFARE OF THE OCCUPANTS OF SURROUNDING LA..'fDS?

The subject property is bounded fOT all intents and purposes
on all sjdes fOT uses other than single family residential.
The development of this piece of property will enhance the
adjacent land uses and should act as a catalyst in the developm~nt
of the remaining vacant co=mercial and business zoned property.

In the development of our site. we have located parking areas
adjacent to the school parking area to the east and the church I s
parking lot to the north. and screened OUT site from the
commercial property to the south and west with additional
parking (both with garages and open spaces).

Our townhouse Tesidential units that aTe adjacent to the east
property line face the grass playground of tbe school occupying
that property.

We have located the seven-story elderly building adja."nt to
Snelling Avenue on which commercial/business property front
both to the north and south of our site.

13. WHAT WILL BE THE EFFECT ON EXISTING AND ANTICIPATED TRAFFIC
CONDITIONS, INCLUDING PARKING FACILITIES ON ADJACENT STREETS?

The proposed development of the subject property is such that
any traffic generated from within will all be directed to
Snelling Avenue. where access to the property presently exists
in the form of a crossing of the median on Snelling Avenue.
No access or egress is planned along the north. east or south
PTOputy line.

All parking for the develop~nt will be on the site ~ith no
on-street parking available to the residents.

14. WHAT WILL BE THE EHECT ON PROPERTY VALUE IN THE SURROUNDIN('
AREA?

The immediate land uses in the area are predominantly business
or eommercial uses. The remaining property is presently vacant
and zoned for business or com=ercial uses. A cevclopment of
this size and scope can only enhance the values of the presently
vacant land and should create a higher value for the eXisting
business and comnercial uses.

It will not affect the public uses (i.e.. church and school)
located to the north and east respectively. Since it is
somewhat removed from the single family land uses. it will not
affect the property values in those areas other than to increase
the value of the single family.
