Any decision by the Association <br />to esta~118h self management shall require the prior consent of <br />members of the Association entitled to cast at least 6" of the <br />',otes in the Association and the approval of First Mortgagees of <br />Flrst Mortgages on Units which have ~t least 51% of the votes of <br />all Units subject to First Mortgages. <br />12.6. Approval of Request. Any First Mortgagee who <br />receives a written request from the Associatlon, or any OWner, to <br />approve an addition or amendment to the Declaration ~r Bylaws who <br />does not deliver or post to the requesting party a negative <br />~esponse within 30 days shall be deemed to have approved such <br />request. <br /> <br />12.7. Restoration or Repair. Any decision not to <br />restore or repair the Condominium or Unlts pursuant to this <br />Declaratlon or the Act ahall be first approved by First <br />MOltgagees of First Mortgages on Units which have at least 51\ of <br />the votes of all units subject to First Mortgages or if such <br />decision not to restore or repair results in a decision to <br />terminate, then the votes and percentages required by Article X <br />hereof shall control.
