The s~aff
has reviewed the slte plan, and suggests that the plan will w~rk
as proposed. In a typlcal office/service site plan, the ordinance
requires for the serVlce areas to be oriented toward a closc1
court, to be created by structures or a wall. Under these
conditions, we feel that the court yard requirement is not
essential. The number of overhead doors and loading bays,
however, should be r('stricted to that which is shown on the site
plan.

Office/service use in a B-4 District is listed as a special Use
and, therefore, a Special Use Permlt should be acted upon in
addition to the special Use Permlt for site plan approval.

Attached is a reduced copy of the site
el~vations of the proposed structures.
present at the meeting to explaln,
objectives of the development proposal:

This development is a part of the Tax Increment Financing
District, and portions of these funds are being used to correct
severe soil problems on the site.
