e

8

CASE NUMBER: 1586~85
APPLICANT: Yorkton Limited

Page 3

most appropriately on the south side of the southerly most
unit (contiguous to Trunk Highway 36). We doubt, however,
that such additional spaces will be needed.

7. At the northwest corner of the site, a 6,900 square foot d~y
care oenter is proposed, The day care center 1S a speoiaL
use in either an Roo 1 or Roo3 District. The applicants are
now negotiating with a potential opera~or for the dQY care
eenter. These negotiations may be completed prior to the
Planning Commission hearing. Space is provided for a turn
around facIlity for the delivery and pick-up of children at
the sIte with access off the private street, rather than
Lexington Avenue or Grandview Avenue. It is hoped that tho
relationship between the day care center and the elder'!.y
housing faoili ties w11l be a good one allowing for sc'r4e
interaction between the two.

8. A 9,280 square foot office building is proposed on a 0.91
acre site at the southwest corner of the property. 'I.'his
).and is now oocupied by two single family homes, both of
which have been purchased by the applicant. One of the
homes, however, was purchased wi th a U fe occupancy
contingency and thus, that site will not be developed
immediately.

Inasmuch as this site is indicated as high density
multi-family housing on the Comprehensive Plan, it will be
necessary to amend the Comprehensive Plan t~ indicate it as
a Limited Business area prior to any zoning aotion taking
place on this site. The proposal is to rezone the land from
R-l to B-1. The applicant indicates his intent to have the
structure occupied by medical offices. Such services mIght
well be helpful to the contiguous senior cj t.hen housing
occupants and the Rose of Sharon nurSing home residents
further to the east.

Access to this prope~ty will be off the private street
system, thus minimizing impal't on Lexington ~venue. The
parking indicated for thie site totals q1 spnces but should
in fact be 45 ~pace9. We suggest that the site plan can be
adjusted to acccmmodate the additional :our parkIng spaces.

9. H. re7..clIlng from R-l to R~3 is proposed for t.he northerly 110
feet of this site, up to the south r'lght-ofooway line of
Grandview Avenue. The right~of~way for Grandview has
previously been dedicated though ~he roadway itself is
constructed primarlly on the northerly half of the
right-of~way. This was done becaus~ at the time the roadway
was built, only h~lf of the rightooof-way was dedicated.

Your star: en~1neer suggests that it mal be appropriate to
reoulld Gralldvlew Avenue at this time, iF} which cas~ the
