(,
Office Houts 5
FebruAry 26, March 5 and 12, 1986

/,
....

March 18, 1986

11.

The action wo~ld include the Space Ce~ter people cOmbining
the existing parcels to a s~ngle lot, an application to
vacate the streets, and the processing of site plan review.
If the new structure combines the two existing principal
structures into one building, no PUD would be required. We
suggested he review the proposal with the Fire Marshal
regarding accessibility and geometrics for life safety equip.
manto Mr. Moran will get back to us as plans develop.

Adams, 699~9499
Mr. Adams intorrns us
lease as of June 1,
building.

the Rose Bowl will be available for
1986. This is a 20,000 square foot

Mr. Adams represents the "original Boosters" Club, which is
a fraternal organization chartered 1n the St. Paul area
sixty-five yeals ago. He notes that many of the current
members are from Roseville. The organization apparently
gives $30-40,000 annuallY to Var~ous charities. He is
inquiring as to the possibility a! the Boosters Club leasing
20,000 square f~et of the building, and leasing the
remainder for retail purposes. We expressed our concern
regarding adequacy of parking, inasmuch as the Club would
have a meeting room which would also b( leased to other
users. Sach a room would likely require at least one
hundred parking spaces by itself.

Mr. Honchell noted that the parking to the east side of the
structure will be lost when the ~mprovements for Snelling
Avenue are constructed 1n 1987. We expressed concern for
the development of retail storcs on the site, unless the
stores are oriented for parking to the rear. ObViously, for
reta1l purposes, the building is turned around on the site:
the parking should be oriented to the front (e~st side).

We suggested it might be appropriate to simply tear the
building down, and ,edevelop the property, possibly in con~
junction with the open land to the north which is part of
the McDonaldts site. We noted that the rear portion
(westerly side) of the McDonald1s property is zoned B-1, and
thus cannot be used for reta~l parking.

12. He
was in with Doug McMillan, an attorney wh~ has recently
joined the Yorkton Company.

n~
